We have an accepted bid on a condo (yeah). There is a broken window in the place that we said, place have them fix. The real estate lady goes, you are willing to lose a place just because of a broken window?? What a biatch!!! Then she goes, you cannot use the engineering report as leverage. Hello, we are not doing that, all we are asking for is to have a broken window (which is in the living room) replaced. I don't think that is asking for much. Then she says, well I want to know how you are going to act if the sellers say they will not do it. My husband says, you will find out, when you let me know what they say.
Thanks for letting me vent!!!

honestly, if they're not willing to fix a window, you might be better off walking away - who knows what else is wrong that they're not willing to fix!!!

I feel your pain, realtors are the worst types to deal with!! (i apologize to any realtors, this is a generalization)

If an owner feels like they accepted a very low offer they may not be willing to put in any more $$$.
Just the point of view of someone who recently sold an apartment.

Re: Sometimes people make me want to scream
I know how you feel when we were buying our house the central air in the house worked but based on the size of the house the previous owners put in a system that was too small therefore on an average summer day the house would be cool but not all summer days. We wanted the previous owners to give us money for installing a larger unit or lower the price of the house.
The realtor told us that all houses do not have air conditioning and we should be happy that we have it at all.
I basically told her that I'm sure that when this house was appraised it was a appraised with central air so it raised the price of the house. I'm not going to pay for something I'm not getting.
I always feel that some reltors will do or say anything to make a sale!!
Anyway ask them to give you a credit towards the window b/c if they replace it they'll probably put the cheapest window possible anyway.

the seller got the price they were asking for. I am not going to walk away from the place just for a a window. We just want to see if they would fix it, and the realtor was just being a complete biatch!

Re: Sometimes people make me want to scream
there were a few brokem windows in my house when i bought the place and had my attorney right a credit into the contract after he spoke to there attorney and agreed on a price. maybe its easier for them to give you a credit and then you can have it fixed yourself. sometimes sellers just want to get of the house and find it easier to give a credit rather then have to do repairs i would speak to your attorney

Then they should fix the window for you if you are paying the asking price, that is reasonable.

the lawyers should be the ones to negotiate the whole window issue and any others that might arise. Was the window broken when you first saw the house ? If it wasn't you probably have more leverage than if it was broken when you first saw the place. If it was already broken then they could say you put the bid in with things the way they are. Don't worry I'm sure things can be worked out to make every one happy.
