I work at a title insurance company and when you buy a house you should definelty get title insurance. Title insurance makes sure that your property is free and clear of all liens, judgments and mortgages.
The bank you take a mortgage out with will require it. There are two types of title insurance - fee and mortgage. When you buy a house you need both Fee insurance and Mortgage insurance. The fee insurance insures you the home buyer and the mortgage insurance insures the bank. Let me know if you have any more questions.![]()

yes, you need it or you can't get a loan...even if you pay all cash, you should still get it - you need to make sure the people you are buying the house from actually own the house, and there are no unknown liens against it
