we live in a condominium complex in babylon. they are 2 bedroom, 1.5 bath. the last i heard, one of my neighbors sold in the $210k range, although i have heard them selling for as much as $240k. check out the local babylon agents, they should have some listings for this area.

A friend of mine bought a townhouse in Coram - I don't remember the price but I know it was reasonable and it is really nice (3 bedroom, 2 garage, big kitchen)....

In Nassau I think the townhouses/condos start at at least $300K.

We are renting an apartment in Bellport at the Alexan, but to me they are more of a townhouse....they are brand new, accept pets, have pools, tennis courts, a 24 hour gym....gated community and they are rentals. We love it.

DH and I have a townhouse and to be honest, in Nassau a townhouse of that size is typically over $300K. They basically cost as much as a house the same size. I know that a 2BR, 1.5BTH in my development, in Wantagh, typically sells in the mid-$300's. Heck, a 1BR just listed for $340K in my development.

DH and I checked out most of the developments in South Shore Nassau. We knew we wanted a condo-townhouse style. We love it and love the benefits of it. We have also seen ours appreciate in value about $70K in one year. The prices don't seem to be dropping or leveling at any rate slower than houses. A few real estate agents a friend of mine was working with had told him that the market is good for townhouses now b/c young couples are looking for them and the aging baby boomers are giving up their houses for something with less maintenance.

Do a search if you want to know the names of some local developments. There are been some discussions in the past. Check the club houses of the developments for postings by people selling and you can flyer the development to see if anyone is interested in selling. We get this every now and then.

GOOD LUCK in your search!

I actually think it's more expensive to buy a condo right now in Nassau, since so many people are getting priced out of their range in houses....so that's leaving condos their only option.

There wasn't a huge selection to begin with, and from what we've seen, they've really increased in value recently.

It's great for the owners, but bad for us buyers
