Might be silly to ask...but any area out there that runs lower in price range.

It sounds horrible to say, but any town that has higher crime rates and poor school system.

Re: towns with the lowest priced homes
I have to agree with Claud There are also towns bordering expensive towns that are less expensive, but still good. Does that make sense?
Like for instance (Correct me if Im wrong) Ive heard that Hauppauge, has lower taxes and SLIGHTLY lower cost of homes (than its neighboring towns), but it borders commack and smithtown which are a bit more expensive. Hauppauge still has a good school district and its a good area...
Am I right girls? I seem to hear this alot. Whereif you buy a house RIGHT over that border, you can save in taxes and on the price of the home, and the school district is also very good.
I hope I didnt offend anyone.

Re: towns with the lowest priced homes
Don't just look at the price of the home, but also the taxes too. When we were looking 2 years ago you could get some nice, newer homes out in Farmingville but the taxes were about $1000 a year more than other areas we were looking.
Ask your real estate person for areas that are 'turning around' too - they may be aware of some areas that are improving instead of going downhill.
Consider a Condo too, if you're looking to get into something and build equity. DH's cousin got a great 1 bedroom in Middle Island for under $90,000 last year.

The further east you go, the cheaper it is - Mastic, Shirley, Center Moriches, etc. But I think a lot of factors go into this - schools, crime, etc.
Haven't heard that about Hauppauge but it wouldn't surprise me. Commack has gotten very expensive and forget about Smithtown.

Re: towns with the lowest priced homes
We looked in Hauppauge and the taxes there are a lot lower than Commack and Smithtown because of the Industrial Park. It's a pretty decent school district as well. Not as good as Smithtown or Commack, but certainly not terrible.
I think there are affordable houses in nice areas you just have to look and be open minded...
my sister and BIL really wanted to be in Northport...but its pretty expensive...they found a house that is across the street from Northport - their address is East Northport...
another way to find lower prices is by the railroad tracks...and if you choose a town where the train doesn't come by as often...it may not bother you...
