Value of extra half bathroom...

Value of extra half bathroom...

If you saw a house offered at $400,000, with 4 br and 2 baths, how much less would you pay for something that's the same everything, but has only 1.5 baths?

Before you answer, think about your daily morning routine and future kids...

I am just curious, that's all.

how big are the actual bathrooms.. also does it have other rooms or extras to compensate for the 1/2 bath less?

The bathrooms would be regular size (i.e. bathtub with shower, sink/vanity and toilet).

The half bathroom of the other house is only toilet and sink.

Nothing else over compensates for lack of extra shower/tub.

So how much would you knock off the price?

Is it $50K, $30K, or $10K?

I can't imagine its more than $50K for the value of the tub/shower...

Is this a comparison of 2 houses with the same details except for the .5 bathroom?

If so, it may not knock off much of the price at all depending on all the variables....

*Condition of the house vs. the other house with 2 bathrooms

*Location of the house vs. the other etc....

*Other amenaties the house has to offer....

I have found that in looking at houses in the areas we are concentrating on, I don't find much of a difference in price from 1.5 to 2 bathrooms if the all of the other important things are in order....and if there is a difference it's certainly no where near 50K.

Sage put it best.. A half a bath can be easily put into your house.. you can turn a closet into a half bath.. so even 10K is pushing it

from an appraisal standpoint, a half bath is worth ~$2500.

I wouldnt consider a full bath v a 1/2 bath worth $10, $30 or $50K more at all. I wouldnt consider a 2 full baths v only 1 worth that money either.

I am confused. someone told you that a 1/2 bath would lower the value of your home by $50K? That is totally b/s IMO.

Michele, nobody told me that, I am just wondering how much that extra bathtub/shower is valued at.

I think most ladies who have replied placed less value on it than I do... Which is Ok
