we viewed a house and made an offer the same day. we offered asking price, terms were VERY flexible and putting A LOT down. agent was very impressed. seller wanted to hear more offers as the home was just listed the day before. 3 more couples were going to make offers but never followed through.
the agent spoke to seller today and seller is having cold feet and taking it OFF THE MARKET. the listing agent is also the sellers agent. she said that the homeowner has been house hunting for a year and found something but was having reservations. she is nervous that she won't find something by the closing. we stated closing as march 1, but extending to june 1.
we are disappointed, but i KNOW that something else will come up. she is going to sell her home at some point, but i have a feeling that the price is going to be A LOT higher as i thought she was asking too low.
what is wrong w/ people?

Re: We made our first offer
that's too bad
I am surprised by how many homeowners take their homes off the market - that happened to us twice
who knows, maybe since they got an offer so quickly for the ask that they felt too much pressure to accept it and were afraid they asked too low, so they didn't know what else to do but take it off market

Re: We made our first offer
Is huntington too far? There are some houses in our area that are considered the start of the village that are reasonable. FM your range and I can give you some addresses if your interested.

Re: We made our first offer
thanks! we are in huntington now and really want centerport or northport.
it wasn't that she felt she listed it too low, she has looking for a house for a year and has yet to find one. actually, she DID find one, made an offer, it was accepted and then she bailed.
i had a feeling about her from the onset. we met her when we viewed the home.

Re: We made our first offer
I have a friend who is a RE agent. Whenever an owner gets an offer for full price w/in days of listing almost always feels they asked too little. I think you are almost always better off offering less and then negotiating. The seller wants to feel like they got the most they could. It is a psychological game.

Re: We made our first offer
actually my agent just called and said the lising agent called, 2 more bids came in below asking. agent had orginally told seller that she would not get anyting better than ours. even if another bid was higher, our terms were great.
ETA: it was a fair price, we offered all that she wanted. in this case, it was a matter of her security in finding a new home. as stated, we extended the closing to june 1. w/ the closing date there is a 30 day = july 1.

My experience (long- sorry)
Now mind you..... I now live in Maryland!!!
In October, FI and I went to look at a house that was pretty underpriced for the neighborhood (249,000 in a neighborhood with 400,000 homes). I wanted to get in to this neighborhood SO badly and knew that at 249, we would make double that in just a few years.
The house needed a lot of work. Granted, the baths and kitchen had already been redone, but the exterior looked like crap, the lower level STUNK like wet dog, wood floors needed refinishing, and all the windows had to be replaced. Thank GOD FI is a total handyman! But the potential was UNBELIEVABLE! It was on .5 acres, four full bedrooms, 2 1/2 baths and a double deck. We decided right there on the spot that we wanted it and went to the RE office to write up the offer. We were giddy all night and got NO SLEEP.
They took another offer.... one that was LOWER than we had offered (we had an escalation clause) because (we think) the listing agent and the selling agent were friends. My RE was familiar with them. I was CRUSHED. I actually sat and CRIED because I really had though of this house as 'my house.'
LONG story longer..... we found another home. We love it just as much although it's a bit smaller, it's in the same area, same school district, and needed MUCH less work, (we paid 265). The kicker? that other home JUST fell back onto the market - at LOWER than what they'd originally asked. So it happens all the time. How much is it worth to you to wait for it to fall back on the market? For me, I'm glad I didn't wait - we love our new home even more than the other one.... Good Luck to you! Amy

Re: We made our first offer
thanks for the advice. i have actually forgotten about the house already. i knew from the beginning (we met homeowner) that something was strange in re: her situation.
WHEN it does come back on the market (we DO know that she is eventually going to move) we will have to weigh our alternatives. quite honestly, i would be hesitant to make another offer for fear of this happening again. although it was an unbelievable property and the price was IMO reasonable, i am confident that we will find something else soon.
