FH & I put a bid in on a 8 room Splanch....Buyer told us he will give us answer today....I hope we get it, I love this house!

a splanch is similar to a colonial (in that all bedrooms are upstairs) but there's a 'floating' living room.

So in the foyer, there's a half flight of steps up to the living room on its own level, and then another half flight up to the bedrooms. Typically the basement is only under the living room section of the house.

People either love them or hate them. I'm a big fan of the living areas having a great flow from one to the other, so splanchs aren't my favorite, but for those that like the separate formal living room, they can work well.
