Our house isn't but it is near one. The flood plain begins in the back of the garage with a stream. What does this mean? Does anyone live in one or near one? Are there problems with the house?

I am not sure... just make sure your homeowners insurance covers flood protection. I hear a lot of plans don't include this by default.

Mine isn't but if you go half way down the block - you are in the flood zone. As far as I knew it meant having to make sure you have flood insurance because you are within a certain distance of water.
Good Luck!

many of the houses in NJ we looked at are in a flood zone. You have to get flood insurance and they take it into consideration during the mortgage process.
One homeowner who was in a flood zone said that during Hurricane Floyd he had 4 ft of water in his basement. Something to consider when you are looking at houses!

It means you have to seperate Flood Insurance. The closer you are the more the insurance is.

A flood zone means that you are close to the water. In a situation like that I think it's best to take flood insurance through your home owners insurance. Just in case Knock on wood!
