a condo you actually own where you live...
a coop you own a certain amount of shares in the building (depending on how big your apartment is)

Yabbobay put it best, but in laman (sp) term condo is easier to buy and sell, since you don't have to deal with the board's approvals. And maintanance is ussualy lower for the condo. Hope this helps. We just recently bought a condo, so let me know if you have any questions.
