What needs to be done by me after signing contract?
Do I have to find a homeowners insurance, get a termite inspection, etc.. or does the lawyer advise you what to do? I left my lawyer a message but I was just wondering what I should be doing now besides all the mortgage stuff. Thanks!

You need to contact a home inspector to have your house inspected which will include the termite- I would see if your atty has one they can recommed or contact one and have your attorney schedule an appointment with the seller to perform the inspection. Some contracts have provisison as to when the inspection needs to be done so make sure your inspection is performed within those time constraints. Also, have your attorney order a title report - those can take up to 4 weeks to come in.
The only other thing you can due is proceed with your mortgage application, make sure all that paperwork is taken care of so you are clear to close from the bank.

Tanbride, we had the inspector come and the mortgage is being processed now. Lawyer is doing title search and that stuff. I guess its all under control. Do I get my own homeowners insurance?

You know - that's a great question! Huh. I have no idea- does the bank take care of that?! I am in the same position you are - we just got our title report, mortgage commitment, we rate locked and are waiting for a closing date. I just blew off the homeowers and assumed that was the bank/title company's job. I had better e-mail my atty and ask!

Our mortage commitment letter is being sent out today. We had the termite inspection done the same days as our inspection. From what I am being told right now the only thing that we have to do is shop around and get prices for Harzard insurance. Past that, all we are doing right now is saving more money, thinking of paint ideas and furniture.
The only thing that I found weird was in the paper work that the bank sent us it said tenative closing was 6-15 and in our contract it says tenative closing 6-30. We are hoping for the June 30th one-- more time to save!!!
