either the title company and/or broker should give you a list so I would contact them. many times it can be situational-for example we did not do a final walk-thru because the owners are renting back for a week (which we'll do one when they leave.) you will need a certified check for the % down and closing costs and ID. i had to have a power of attorney since DH is at sea right now, but again, situational.

Are you taking posession the day of closing? Sometimes people close and don't take possesion for a week or two. You have to check with your attorney. And if you are taking possesion that day you need to contact LIPA and the Water Authority to start the account and make it effective that day.

inspection, termite inspection...things that more or less that you want done than need to be done.
For our FHA, we needed to have the termite letter.
Also, I highly recommend getting an outside inspector because he found stuff that was not finished properly.

When you go for the homeowner's, it's best to have a floor plan with you (it's done primarily by square footage).

You need to know a lot when you call about homeowners- they'll ask you how close the nearest fire hydrant is, how close the fire house is, what the source of electric (and there is a HUGE difference in cost between fuse boxes and circuit breakers), the year the house was built.
I called NYSEG (the electric provider for where I live) and they made the switch effective the date we closed.
You also may want to line up the cable installation- in my past experiences in Queens and up here, that's taken a while.
We (the paralegal and I) made pests of ourselves with our bank because they were kind of slow to get the appraisal done. We were in a hurry because our rate was expiring.

Scott, I used this from msn and advice from LIW/LIF'ers to make a list of what we needed to do.

Our Insurance Agent went to the house and measured and took photos.

Thanks I just printed it all out...Very useful info.
I also have to get all the utilities before closing switched to my name the day we move in right? Who do I call for that? Is there a way of finding out who the seller uses, and do I have to use everyone the seller uses? Thanks, Scott

Re: What things need to be done for Closing???
We asked realtor to get names of utility companies seller uses and also a ball park figure of monthly utility bills. It really helped us make a complete budget. The seller was happy to pass the info on.
