Same! One of my BMs had to wait almost 6 months for a closing date... it was very frustrating for her but worth the wait.

ive heard of 30 days before but havent heard of it happening often. On my current apartment it was about 3 months for the closing or just a few weeks shy of 3 months. I would say hope for 1-2 months but expect for 3-4 months so you dont disappoint yourself and this way if it happens earlier then great an added bonus

Re: What's the average time for a closing?
if u have a copy of the contract, it will state their proposed closing date. 99% of the time, it doesnt close then, but it shows you what theyre atleast shooting for

Re: What's the average time for a closing?
mine took 4 months because I had to wait for the family that was selling the house to buy their new house. Their closing took forever which delayed my closing for over 2 months. Every situation is different. If I didn't have to wait for them to get their house ... it would have only taken 30 days.

I'm soo happy for you - I hadn't seen what the update was on the house!! Congratulations!!!! Closing totally depends on the lawyers, CO's yadda yadda - You will get a lot of 'he said she said' bologna, from now until all is said and done. It can range from 30 days to 90 days - again, depending on the lawyers and such. Also if they (current owners) need CO's on anything they may have added like a pool or a garage. There will be a lot of 'concerns' on the lawyers part, but don't worry - All will work out! Congrats again!!

Oh thank you! What's a CO? lol The house is getting inspected and appraised today at 4pm. We know there is asbestos in the basement and it will have to be removed.

CO is actually a C of C - Certificate of Completion. On most additions to the property (if it is more than 6x6 i believe at the base) will need this. For example - when we purchased our house, the prev. owners never filed their built-in pool with the town - so them having to file and get the certificate, pushed our closing date back about a month - it is def. a pain, but you learn a hell of a lot doing all this stuff!! I knew nothing about buying houses - just ask a lot of questions - and before you know it, you'll be answering your own questions!! LOL ! And PS - Don't get discouraged when a million little things, that sound like big things come up - it's normal and no need to stress! Unless you are buying a brand-spankin new house - there is always going to be a lot of going back and forth!!

OMG, what a pain! When the person told one month I was freaking out because I'm so busy the next few months to worry about the house! Three months fits my schedule much better lol

Re: What's the average time for a closing?
CO actually stands for Certificate of Occupancy. As stated any additons would need one but also there are any additional bathrooms, a shed, deck, etc. they would need to be legal and have a CO. Since there is already an issue that needs to be taken care of chances are you wont close in 1 month. Usually those that close fast are those houses with no issues and nothing needs to be cleared up on title etc. As most have already said usually takes a little longer then a month, but on your contract you can tell your attny that you want to put 2 months as a closing date if the owners agree then that gives you some time and it may not even close that soon either. All depends on the issues of the house and how fast your bank works to get you cleared.
