When did everyone get their surveys?

When did everyone get their surveys?

The surveys on the house did not come with the contract and now we are getting calls from the real estate agent they want to close on time (on or around 5/15). I called and left a message for my atty and he hasnt called back yet. I am wondering if I can hold up the closing until I get it. Any help would be appreciated.

ETA: My lawyer finally called back and I have it. Its 30yrs old so the bank will probably require a new one, which is fine with me because the seller pays half and we are going to do renovation next year and need a new one anyway.

You will have to contact a surveyor's office if a survey on the property/house has never been done. It will cost a few hundred dollars depending on the size of the lot and the house. What town are you in? I know some surveyors who are reasonably priced.

One more thing- call your realtor or the listing agent and ask him/her if she can find out (from the seller) if there was ever a survey done on this property. If so, all you will need is an updated survey from the orginal surveyor and it will cost less than having them do the survey for the 1st time.

You must have a survey in order to close. Especially if there are any decks or unattached structures such as sheds or a garage. The survey will also definitively state your property lines and is necessary if you plan on doing anything such as fences, sheds, decks, etc....

Definately check with the home sellers! We didnt have to get a survey done because they had done when when they bought the house 5 years ago and nothing has really changed so its saving us a few hundred $$$$

The title company should be able to get it for you but you'll have to pay a fee. Unless the seller can provide one.
