My husband and I have just started looking for homes, and at this point, we're still researching communities we may want to consider and attending some open houses in each to get an idea of what our $$$ will buy.
One realtor at an open house suggested we put our co-op on the market ASAP. We don't plan to move until the Fall in all likelihood, but she thought it could take 5 months or so to sell it and get clearance from the co-op board. Does anyone have experience in this area?
Thank you!

Re: When to Put a Co-Op on the Market?
she's actually right. i know some people get scared of realtors because they think we're only in it for the $, and she might be...but she gave you good advice. it may take up to 5 months just to get an offer! then there's paperwork, board approval, etc. Your best bet is to put it on the market and see how many bites you get. If anything, you can tell any potential buyers that you are not looking to close until the fall, most are okay with that as long as you tell them up front.
If you need a good realtor, let me know...I'll give you a good commission break!!!

Re: When to Put a Co-Op on the Market?
my fh and i own a co-op and have been looking at houses...well we put our co-op on the market yesterday..and within two hours we had an offer for our asking price...but the couple wants to close in 4 weeks (all cash deal). Well FH and i dont have a house we want ot make an offer on so now we have to turn down the offer. We are now going to take the co-op off the market, until we find some houses that we want to make offers on...
i think it all depends...you can have it on the market for one day or for 3 months...its hard to say.
