Misha ... I have a question for you (now that I know you work for Coldwell...) ... every 'fake' posting I've seen on MLSLI has been Coldwells. Do they keep houses that have sold a long time ago on the site to entice people to call?

There are certainly some listings that are left up for long periods of time in order to get calls (done in the newspaper a lot too) in but I will tell you, for the most part, what you are seeing are houses that are no longer available because they are under contract but the MLS board hasn't been updated yet. Funny that you post this today because just this morning I went on to a site today (www.europeanamericanspecialists.com) and saw a house in Woodbury that would have been perfect for one of my customers. I called them and the house is gone so I looked deeper into it and this particular house had closed in September!!! Now that is unacceptable as far as I am concerned and they are obviously advertising it to get high end buyers calling.
Coldwell's web page is linked to the MLS board so it is very unlikely that a listing could stay up more than a week or so after being under contract. If there is a particular house you want more info on, FM me with the address and I can tell you the exact status of the house.
