Jess, most exclusives are not listed on MLS. Also it is good to work with one agent for that reason. They can monitor and see houses that you or I might not be able to see.
From what my agent told me one of the reason that the market has gotten so competitive is the over bidding, the other is the ever increasing population!

We drove around and looked for 'for sale' signs in the neighborhoods we liked and called some. Also Newsday on Friday and Sunday has alot of new listings. We found ours in Newsday. Good luck!

You can also sign up to have MLS E-mail you every time a new house comes up that fits your search criteria

Re: Why is the market soooo competitive???
I have MSLI emailing me and my realtor. I'm also only working with the one agent.
As for the Newsady thing...if I call I was told then my realtor can't be involved if I make the first contact? Is that true....
And for sale signs in the neighborhood stink!!!! Most of the time they are already in contract and leva the damn sign up!!!!

I'm not sure about the Real Estate thing. We just called a few from the paper. I have never heard of using one real estate agent. They do that or you just want to use a certain real estate agent?

Re: Why is the market soooo competitive???
its CRAZY....
one realtor said mls calls up like 1nce a week to update it... its best to get an agent, then anything you find on mls, they can find out for you if its free... alot easier that what i was originally doing of calling up each place

The other reason why the market is so bad is because the other side of it... the rental part... is skyrocketing as well.
People are seeing how expensive it is to rent... and with low interest rates its just not worth it to rent anymore.

Also, keep in mind it the height of the season. Everyone looks to move in the summer, because schools starts in September. If you look in November or December around the holidays, you are looking at different situation than now. You will be bidding virtually alone. Prices drop in Fall.

Good point... nobody likes to move in the winter.

40K!!!!!!! What the heck is that about!!!!!!!
and I just can't accept 'it is what it is'
why is it this way? I blame Bush and his a$$ine economy...everything is going through the roof and inflation with gas and milk are getting out of control... Now there really isn't any affordable housing on LI. couples are moving out of state to start their families. Don't we want Li to stay home to the average middle class. Somehow I feel like it's become this area of the elite...There are homes going for over 15 million in some areas.....absoltuely ridiculous...

Re: Why is the market soooo competitive???
I agree.... someone on this board once lamented that homeowning will soon be only for the rich. My real estate broker recently told me that a couple recently approached her with a little over one million dollars to spend on a house in a very nice town next to us and she actually had to tell them, 'would you consider looking in another town. There is nothing for you in that town at that price' She was laughing on the phone to me, saying over and over she could not believe a couple could not find a nice house with a million dollars. Are they now middle class??? Crazy!!!!!! She had to steer them into another town!!!! She was in the business for 20 years and never could have imagined it was like this.

Re: Why is the market soooo competitive???
Yeah but you cannot blame Bush for whats going on in the real estate market. If you want to blame anybody... blame Alan Greenspan. He is the one that kept lowering the interest rates month after month.
It was the lower interest rates that triggered the prices of the houses to go up. People nowadays think stupid. They are 'monthly payment' orientated. They see.... well the monthly payment will be xxxxxxxx. What they don't realize is they are grossly overpaying for the house cause the payment is low because of a low interest rate.
But then again... there really isn't much u can do. If Greenspan never lowered the rates... we would still be sitting at 7-8% interest rate like we were back in late 2000. With those rates... there is no way you can afford the house that you are trying to buy now at 6%.
I see the amount of buying going on and I see it as the economy gaining strength. People aren't offering 40k over asking if the economy sucked.
But this is the world we live in. I guess if U think Long Island market is too expensive... then you should move elsewhere.

Re: Why is the market soooo competitive???
We went through all the same stuff. Iwas broken hearted over sooo many houses that got bids the da we saw them. We wund up getting a house that our realtorhad as an exclusive. I know it is frustrating but hangin there it will happen.
