House hunting is very frustrating.
The house we're in the process of buying was on the market 4 days. The first open house was the one we went to and ended up putting an offer in that night.
We offered 15k less than asking- they came back with a counter offer of 5k less than asking and we accepted.
We later found out they recieved an offer for MORE than asking. They went ahead with our offer anyway because they liked us and wanted us to have the house. It really does help if the seller is there and you get to know them. Our sellers are a really nice family and we got a chance to talk to them. If its a great house, in beautiful condition they have a lot of pride in their house and they'll want it to go to someone they know will take care of it.
The house was also priced very reasonably. They ddin't price up like some sellers do. That will make a big difference. It was also very move in ready- no work/little work necessary. All of these things will make a house much more appealing.
Sometimes you have to be very quick! If we saw a new listing on MLS or listing book we would try to get in there that same day/next day. If you know you love the house put an offer in right away.

Thanks, ladies. I'm just so shocked, but at least we are now prepared going forward. We still aren't totally out on the house we offered on, but the realtor did say they got offers over asking, so hopefully our terms are desirable enough to make us good contendors.
