any real estate agents out there?? have a ??

just thought i'd ask here..

i was following a house on mlsli and went to an open house way back when and now wanted to have DH look at the house.. but now it is gone from mlsli.. i'm assuming it went under contract or they delisted it..

is the realtor still able to show the house even though it may be under contract or delisted??

kinda bummed now.. guess thats what you get for waiting..

if its under contract then they have a legally binding contract and theres no way we can do anything with it, right??

any insight?

They may have taken it off the market. Just b/c it's under contract, doesn't mean they would take it off MLS, there would just be a note that it was under contract.

I would call the realtor if I was you. Oh, and just b/c the house is in contract doesn't necessarily mean you should forget about it, my house was in contract when I looked at it. A lot of people are having trouble getting mortgages now, so you never know!!

not a real estate agent but....

I beleive you can put in a 'back-up offer' in case the sale doesn't work out, which happens quite a bit. Do you remember who the listing agency was? I would call them and ask.

Do you have the realators #? I would call. Its weird bc sometimes they will keep the houses up on the boards and it will say 'under contract'

Or you might want to change your search options...maybe they lowered or raised the price. That happened to me recently...was looking up a house (not in NY) and keeping an eye on it. One day it was gone and well I ended up finding it later for $50K more...they raised the price...ok weird and annoying. Actually now that I am thinking about it they probably raised the price bc it appraised higher or something (new home). Ok answered my own quest.

i called and its a done deal.. the house is officially under contract.. its being appraised and so on so its back to the drawing board for us!
