DH and I weren't planning on looking for houses for another 2 years or so but we realized the housing market is too good to pass up right now and we might be able to rent our co-op that we own out to someone that we know right now. We found a few homes that are up for 'short sales' but we aren't sure what that means or what the process would entail? Anyone familar with this? And if so, do you know what type of downpayment it usually calls for? Thanks a bunch!

Re: Anyone familiar with Short Sales?
im in contract for a shortsale. i wasnt planning on trying to buy a shortsale but the house had what we are looking for. its def a longer process but if it works out, then its defff worth it.
the mortgage process as far as down payment, etc, is the same as a reg sale.

Cool thanks for the info! We actually don't mind it being a longer process since we need a little time to save some money so that would be good. I heard some FHA loans you only need to put 3% down for?

If you don't mind me asking, how long do you think the process takes? Like how long have you been in contract and when do you think you will close? Thanks!!!

Re: Anyone familiar with Short Sales?
I guess the other difference that I know is that the banks send someone out to inspect the home and comprobable homes to make sure that your offer is fair and acceptable. . once the owner accepts that, that is. . I guess this is just to make sure the owner isn't accepting unfairly low bills and that the banks where the loans are overdue get as much as they think they will. . . so depending on the bank and their process it can be very quick or slow. .

Re: Anyone familiar with Short Sales?
We had a bid in for a short sale, I think the way our realtor and the office handled it was wrong b/c what they did was collect all bids from the buyers and presented them all at once to the seller. The seller then had 30 days to decide on one of the offers. So it kind of s*cked for us, b/c we were lower then another offer so we didn't even have the opportunity to negotiate. And it was a long process just to find out we didn't get the house.
And about FHA loans, yes you need 3.5%, you do pay PMI for 5 years, our PMI is an additional $98 in our mortgage payment so its not a huge amount, its worth it to own. Also, with an FHA loan, your house needs to meet certain requirements, like no lead paint on the exterior....this happened with us and we needed to fix it BEFORE we closed.

Re: Anyone familiar with Short Sales?
We bought our house as a short sale about 2.5 years ago. It was a longer process even though we knew right off the bat that we had the highest offer and signed the contracts within a week or so. What took a really long time is that the bank that holds the current mortgage has to approve the offer. For us, that took about two months. We put in our offer in the beginning of August and closed in mid October. In terms of your own mortgage, it doesn't make any difference. We did put down just 3% and had to pay $180 in private mortgage insurance each month until we refinanced a year later. You'll need to pay that until you have at least 20% equity in the house. If you find something and can do it now, it's so worth it and I just heard that rates are expected to start going back up.

Re: Anyone familiar with Short Sales?
The process isnt as long as it used to be. They just passed a law in April that after you have an accepted offer & you have the house inspected by an engineer the bank will let you know if they then accept your offer withhin 30 days.
Remember there are several different types of short sales. So you need to find out the situation & alos remember that you have to spend money on a house that your not sure if you will get. GOOD LUCK

Re: Anyone familiar with Short Sales?
We bought a short sale this summer. We weren't looking for one, but wound up getting one! We put the offer in in June and closed in August. Some take longer than that, but don't worry and be patient if it's the house you want. The down payment is the same and offering is the same as well. The owner must accept the offer first, then the bank has to accept it as well (which can take a while). You must have it inspected and one of the big differences is also that there is no negotiating as far as getting things fixed. A short sale will always be AS IS. Take it or leave it. We actually bought our house for >30k less than the asking price, because usually the banks will take a hit just to get rid of the house. Good Luck with it and if you need any help, just ask! I also had an amazing attorney who strictly deals with short sales and is well-known on LI. If you'd like his info, I can FM it to you!
