Closing date changed :-(

Well, it's been moved back to Friday, April 26th. That's when she'll be out of the house and our attorney doesn't want to close until she's out, which I agree with. On the upside, it means we'll have a much smaller amount in interest to pay at closing, but on the downside we're probably going to be stuck paying for all our May rent in Boston unless I can find someone willing to be flexible on a move-in date. We've rescheduled the movers to pick up our furniture on the 29th, but I just don't trust that we'll actually be able to move in to the new place, and I don't want to end up finding out that we've pulled out our furniture and have no place to put it! (storage would cost something equal to about 4 months rent, so it's prohibitive) Looks like we'll be together in Boston for the anniversary though - we're trying to plan a nice dinner - going away is out of the question since we'll need to finish packing and be ready for the movers Monday morning. At least we're finally getting in!!!

I am sorry...I know what you are goign through...I had to move back in with my parents for 3 months because we could not sign another lease on our apartment and our closing date kept changing Best of luck packing... some good advice 'when in doubt THROW IT OUT!@!!!! i have boxes from our apartment that we still have not uppacked and they were labeled boxes of junk....

Sorry, Karen!!

We haven`t signed our contract yet - 3 weeks of negotiation!! Good gravy! These sellers are (were) asking for the world! At this point, we`ve basically gotten everything we wanted, except two issues, but we`ll have to deal with it. We want the house. We should be signing Friday and may not CLOSE until, ready for this? November!! UGH!! BTW, did you lock-in on a rate yet? Just curious who you're going w/ and what you got! Thanks!

We locked in almost 60 days ago - at 6-7/8ths. Our lock-in expires on the 29th, but at this point, if she screws us up we definately will take her to court and ask that she pay points to get us back to our rate if we can`t get it otherwise. We used a mortgage broker that was recommended by our realtor - maybe not the best route to go in some cases, but when we met her we were really impressed with her and it worked to our advantage that she works a lot with our lawyer (also recommended by the realtor). Her rates were in line with what I was seeing for local banks like Astoria Federal. Actually, as much as a nightmare as this has been with the seller, the fact that the mortgage broker, lawyer and agent work together frequently has worked to our advantage as we`ve been able to get a lot more inside info about the seller since they all talk alot. Our lawyer has been especially great - returns every call the same day and saved us money by holding off on filing for the lawsuit when it looked like things were starting to move in the right direction. If anyone is interested her name is Michelle Bencivinni - 631-581-3755 and she does a lot of real estate law. Our mortage broker is Christine Proebster at Preferred Empire - 631-547-5151 (or page her at 561-793-5035)

That's a great rate, Karen! (long)

We've been keeping a very close eye on the rates since we may close anywhere from June 15 - November 15 (the sellers have to find another house). UGH. I just hope they continue to hover around 7 - 7.375%. We eliminated the 'on or about date' wording and made it 'time of the essence' so they HAVE (fingers crossed that they don't holdover) to be out @ closing. I'm using a mortgage broker in Manhattan whom I've referred many clients to in the past 7 years so she's definitely looking out for our best interests. My attorney is outstanding. He's with a firm in Manhattan who typically don't do any deals under 2K (yikes!). Since I have a relationship w/ them they're giving me a MAJOR deal on my contract. Couldn't pass it up. In your case, it's definitely an advantage to have people that have worked together before! It's good to know that they're doing what you're paying them to do!! 2 1/2 more weeks and you're a homeowner!! It's so exciting! :)

You're moving on a wonderful day. My birthday! : ) Seriously, I know how frustrating it can be. Our closing date changed 3 times. It will be here sooner than you think!

Chin up- its soooo close now

the seller's lawyer was the one draggin his feet in our case. We finally had to lay down the law and tell them if we dont close soon THEY would have to wait another month...and they'd have to pay my rent and robs rent. They wondered why? BECAUSE WE WERE GETTING MARRIED AND OUR HONEYMOON was for 2-1.2 weeks. IDOTS! we only mentioned this EVERY TIME we spoke to them! So three weeks b4 my wedding I had to pack up and so did rob. we coulndt move anything into the home until losing even though the h ouse was empty....and we had like 2 days to do any repairs/do the floors/ get carpets b4 I HAD to move out of my apt. June 2001- the month of NO sleep! I wish you the best....cuz as AGGRAVATING as it is now...it will be WORTH IT!!!!!!!!
