housing question- realistically....

housing question- realistically....

Are there homes in Nassau county or western suffolk in safe towns with good school districts that have like 3+ beds and 2.5 baths and are livable for under 400k??????? I was playing on realtor.com and really couldnt find any.... im getting really worried and think we will def have to move when it comes time to buy something. I just dont know if DH will move away. But Im finding it hard to believe we will ever be able to afford more than that...at least not anytime soon....

Any advice?

Crashing again....

Maybe aim for a smaller starter house, ranch with 2 or 3 bedrooms, 1.5 baths. After some time then you'll be able to either upgrade that house or sell it an move to more of the house you want.

Go onto mlsli.com....you mght be surprised what you find there for the towns you are looking in. There are def. towns that are under $400k that are nice. Some of the houses are the # of bedrooms and baths that you're looking for....Def. play around in mlsli.com.

Check out East Meadow, Oceanside, Floral Park....

thanks! I just get really nervous about buying a home on LI because its sooooo expensive. And I dont want to wait till Im 40 to have kids, but can't imagine raising them in a one bedroom apartment. LOL.

Does Elmont have a good public school district? Is it a safe town? Its also hard for me to look because I dont know where the better school districts are, but figure if we get something, we would want to stay there for a bit. And I always think a town is nice, then DH will say it has a ghetto section so the houses Im looking at could be in the bad areas. And I have no clue! LOL!

Any of the following are good for starters- Levittown, East Meadow, Floral Park (tends to be a little pricier). Look for listings that are short-sales (pre-foreclosurers) and you should really be able to get a deal- the fall is slow so its a great time to buy- if you have any questions, feel free to fm me.

Here are some I found on MLSLI.

Now w that in mind, what you want for Nassau could be hard to find. It might be at a higher price or with higher taxes. Consider the Nassau Suffolk border if the price makes you

Take a peek at these, both of these areas are good.

I completely understand how you feel. Just remember that that is where they live, but you guys are here for now and as much as it s u c k s it's soo expensive on LI.

Some of the LI girls may know LI better than I do since I'm from Queens but here is a quick list of areas I have either heard are nice or have seen and thought were nice and somewhat affordale. Areas like Garden City are great...but really expensive.

Nassau:
Bellrose, Bellmore, Floral Park, Oceanside, Bethpage, Carle Place, East Meadow, Hicksville, Massepequa, Plainview.

I know Eastern Suffolk a little better because FH is from out there...but here are some towns:
Lake Grove, Smithtown, Centereach, West Islip, Setauket, Nesconset, Lindenhurst, Holbrook, Mt. Sinai, Miller Place, Sayville, Oakdale

HTH...definitely check out mlsli.com though...you'l find it very helpful.

Honestly, probably not. You really have to look for more a starter home rather than a large family home. Looking for less bathrooms with bring the price down significantly. I'm house hunting now too and it's so hard. Houses are so expensive and mortgage companies will give you as little as possible.

PS be happy with what you have not what others have. Other states do not have NYC !!! THE BEST CITY IN THE WORLD... we have a lot here to offer, so count ya blessings.

I guess E.Norhport /Northport - Greenlawn , Centerport and Huntington were all left off the list b/c it is too expensive as far as good town to live in suffolk

ETA: Gina try going more east... further than pt .Jeff maybe you will find something - the taxes are better anyway ,more property . The problem is the drive/commute

Re: housing question- realistically....

Well here is my opinion on the issue...I personally am from PA and living in Plainview...I have lived on LI for 10 years now (including college) That being said I think it's very very hard to find a house in Nassau county that I personally would live in for under $400,000....It drives me crazy that all the houses that are affordable were built when my grandmother bought a house and most haven't been updated since....That being said, the towns that are worth a try with this market is, Hicksville, Levittown, Bethpage (i don't know much about south shore) but think of it this way. Alot of people talk about school districts..but if you had kids tomorrow it would be 5 years till your kid goes to taht school...do you plan on staying in that house that long?

ITA.. thats what we are running into.. you'll find smaller homes and lot sizes for under $400k and nothing has been renovated..

to add to the list other good school districts in reasonablely priced areas are lynbrook, massapequa, oceanside..

check out citydata.com theres a lot of helpful info there on school districts..

also the map feature on mlsli gives you a better idea of where the homes are located so you're not having to go back and forth between sites to see where things are..

hth and gl!

Check out the Huntingon area... some are very pricey, but some are a decent price. We just closed on a 4 bedroom house on a quarter acre, great school district and minimal work needed for $360

Re: housing question- realistically....

my sister just moved to Levittown last year, she loves it, it seems like a great town. She's in the Levittown school district and they paid 360K for a 4 bdrm house w/ 2 full baths.....it does need a little bit of updating, but other than fresh paint & new carpet, they were able to move right in. The Island Trees school district I think is supposed to be the most sought after in Levittown, but she's happy where she is.

good luck!! don't give up, once you search online go check out some houses in person and decide what you'd LIKE to have right now, and what you NEED right now. Even if you settle for a smaller house, if you turn around and sell in the next 5 years, you'd prob. turn a profit that you could put into your next house.
