I normally don't vent on here, but I'm PISSED at a neighbor. We live in a condo building and were planning to put our unit on the market after Labor Day. Yesterday, a neighbor listed his unit. on MLS as for sale by owner. He didn't use an agent or leave any wiggle room for negotiation. He used the nearest comp in the building and listed at THAT price. Our property value just went down the toilet. No one in this market is going to offer list price on anything. We will probably get $20,000-$25,000 less than what we were hoping for.
I know I shouldn't whine, because he has the right to list his place at whatever he chooses, but I'm bummed out because I was hoping to have a house before the baby comes. Now we may end up staying. We live on the 7th floor and the laundry is on the 1st. I don't look forward to handling that and groceries with a newborn.
Ok. Whine over.

doesnt mean your place will sell for the same amount. In my building there can be a huge difference in price between apartments. Depends on the persons apartment and if its fixed up or needs alot of work, so keep that in mind. There are quite a few things you can have that will raise the price.

Re: neighbor vent
uh-oh, we actually did something kinda similar when we put our condo on the market. there was an empty unit that was listed a couple of weeks before ours, so we priced ours $10,000 less. we also had a lot more updates to our unit (new applicances, new wood floors, new bathrooms), and the upstairs unitl still had the original applicances and linoleum floor. that unit went off the market two weeks later, and is now being rented out. the difference is that the unit was empty, and the owner bought it hoping to make a quick profit, but that didnt' work.since then, we've lowered our price another $20,000 just because of how bad this market is.
do you know what kind of condition the other unit is in? even if his is $20K less than yours, if you have a more desireable unit, people will pay more $$ (maybe not $20K more, but still more).
good luck to you!! we've been on the market for 2 months now, and are hoping for something positive, it's really difficult being a seller in this market, no matter how great you think you've set your price.

We have the identical units in similar condition. The only thing that sets us apart is that we are on the 7th floor and they are on the 4th. So we have much better views from all the rooms. I'm not sure if it will make a difference money wise, but it is the only thing that might make someone like our unit more.

also depends where on the floor the apartment is, i remember when we had an appraiser come to appraise our apartment they told us about all the things they look for. Even such things as a corner apartment can cost a bit more.
Then little things such as maybe you having granite countertops and them not having that. Condition of wood floors. Im sure closet space is the same since you said they're identical so probably won't help.
