Short Sales?

Short Sales?

DH and I have been looking for homes and we recently saw a short sale that was really reasonable! But I sort of came across it on a whim.

I remember a few ladies saying how they were putting offers in on short sales.

Can anyone help me out and let me know where to find these short sales? Websites? or a phone number i can call?

I appreciate the help!

The only peps I know with that kind of info are Banks to be honest. If you know someone in the realestate market that works in a bank that does foreclosures maybe they can help.
Although they are NOT supposed to
They go fast too and you need the CASH IN hand ASAP and or a Lawyer to vow that you have funds avail.

If you are interested I can give you my sister's info. She is a Loan Processor for Chase and can probably help you out. Send me FM if you are.

Re: Short Sales?

Also, you need to be careful with these....

they often need a lot of work and repair. often they were forecloseures and so people trashed the house on their way out. also, legally there are different rules for a short sale. for example, if there are problems with the house, it's your problem, not the banks. they are sold as is, whereas if you found a problem during your inspection, the seller would be liable to fix it before closing or give you the money to make the repairs.

my advice, tread carefully. DH and i looked into this as well, but just remember they're inexpensive for a reason. you will probably need to cough up a lot more money in repairs and god forbid, major things like structure, plumbing, etc. because you're the only one liable buying a short sale.

GOOD LUCK!

I was looking into those also.. To me its sort of a gamble.. I dont' think many of those houses are in great condition and you need alot of money upfront..
