the estimate we got today from a contractor to redo our front yard. he's a friend of a friend.
-fix a broken piece of our house above the front door -new front door -new stoop & steps down/over to the driveway -new driveway -new steps from stoop to street (we're on a big hill) -regrading the land & leveling it off -several (three??) retaining walls for the hill -new landscaping
it was twice as much as we thought it would be. which means we're only getting half of it done. but which half?!
its discouraging news, to say the least...

Re: $60,000
Spel, I agree that the steps look good. A big factor in gauging whether or not the price is right is the type of materials the contractor is planning on using. Driveways can range from $3 or $4 a sq ft up to $20 or $25 a sq ft. The same goes for retaining walls, is a drainage system & irrigation system included in that price? If so I don't think it's too far off. We own a contracting business & although we don't do actual landscaping we have done many driveways, retaining walls & things like that. Your home is lovely, but it's a big area. Try breaking the project down into parts & doing the math on the price per sq ft & see if it sounds right. Another HUGE factor in all types of home improvements right now is the cost of getting rid of the debris(in your case that blacktop, stairs, stoop & everything else) We are paying twice what we paid last year per ton for gargage removal. Good luck

Re: $60,000
thanks kelly. what you said makes total sense.
we drove around my mom's neighborhood on LI yesterday & took pics of some houses like ours with nice steps/walkways/landscaping to get some ideas.
we'll work on the front door/steps/walkway first. retaining walls & driveway will have to wait (possibly forever!).
