Re: any real estate professionals??
You will probably lose your security deposit. Give at least 30 days notice. Maybe you can work something out where you don't lose anything.

Dani, also I believe that if you break lease and they can't find a tenant you can be made responsible for those months that are still on your lease but for which you have not paid for.
I believe legally they can sue you for that, but not sure if they will actually go for it.

i think what we are going to do is stay until they can find someone. i just have to make sure they will look for another tenant!

I think it also depends on your landlord.
I know mine lets people break the lease all the time. But if he lets them keep the deposit, not sure.

Re: any real estate professionals??
I broke on of my apartment leases about four months early...I told the managing agent that I was relocating due to a new job, but I don't think it really mattered why I was moving.
I made sure that I was very available for the real estate agent to show the apartment. It was rented right away, so I got my security back without a problem.

Dani, you can also put an ad in a village voice for the apt, to help your landlord find someone. that's how we found our place and the former tenants were breaking a lease. We were their 'friends'
