Re: anyone else feel like they'll never afford a house???
Ladies, trust me, this is a sore topic for me. I've been there done that. I am in the process of closing on our new home in Suffolk but it was (and still is) a VERY hard decision and process. FI and I also make a decent living but are IN NO WAY SHAPE OR FORM wealthy. We are paying for our wedding 100% by ourselves and we also are buying a house 3 months before the wedding. You REALLY have to sit down and take all of your expenses into acct. You may have to sacrifice a few things but the end result will all be worth it. Try and compromise on your dream home and a realistic home. I had to do that. We are now buying a very nice starter home as opposed to our DREAM home. It will all come in due time but you have to start somewhere. If we could do it, you could do it. Get a good broker and a good real estate agent and you'll be fine. Prices are RIDICULOUS but it's the price we were willing to pay for staying in NY. We both refused to move in with our parents. Good luck!!!!!!

Our friends when they bought there house 2 years ago they paid 80,000 for it (no pool)
No money down, no money at closing. They are there 2 years and have never had any problems with their house or builder.
With the equity they have in the house and they just refinanced, the house is worth 95K. (Still no pool)

Chippa--awesome!!! I think I told you when we met that DH's parents are in Sarasota and my SIL is in Ft. Myers. I really like it there, but I was wondering about job opportunities, are there a lot?

I can do you all (except Melissa) one better. We are in the same boat financially as the rest of you except that by law, FH (NYPD cop) must live in either: one of the 5 boroughs, anywhere on LI, or Putnam, Westchester, Orange and Rockland Counties. He has 10 years left on the job so moving anywhere is not option. We can't afford crap ANYWHERE. No Jersey or CT options for us....
Not getting on my soapbox again, but I will say it is a freakin shame that police officers in this city cannot even afford to live in the city they protect.

Re: anyone else feel like they'll never afford a house???
I have to agree w. Curly, it can be done dont give up hope! The biggest hurdle to saving for a home is the down payment- put away money every month into the 'house' fund. Plus, anything you get from your wedding, tax refunds etc can go in there. It is a slow and steady process, but it can be done. If you can swing the down payment and closing costs, I have found for us that our mortgage payment will not be that much more than our rent. How insane is that!
FH and I are paying for most of our wedding, and have just agreed on a price on a new home. To get something we can afford, we are moving out of NY to Shelton CT. It is about an hour and 1/2 commute to NYC, but I am hoping to relocate to Stamford or New Haven.
Good luck, dont get discouraged. Believe me when I say, if we can do it, you can too.

fmil and ffil are building me and fh an apartment above their house and were going to live there until we could afford to buy a house. it's so hard because the houses over here are so expensive it's probably going to take us a few years until we can afford one.

Niha: I think there are a lot of job opportunities. I have been reading the herald tribune on line for weeks and there are so many jobs. My friend Grace works for ford and she got her job in less then a month. Tim works for the city and he got his job within weeks.
The salary is less then NY's salary but you dont need a NY salary to live when down there.

Re: anyone else feel like they'll never afford a house???
I think this is every NYer's cry, I want to then I don't want to, these homes are crazy, it makes you wonder if all you will be working to do is paying a mortgage, the days of free spending are long gone, I don't know if I want to live like that. Then again, there are always other states that we could move to that would afford us the luxury of a home and still live comfortably, it must just be NY

Rachel: THAT Sucks!!!!!
I think police should be given a lot more respect from the city they protect, especially when it comes to buying a house.

I see it from 2 perspectives, a buyer and a seller (RE agent) and it's disgusting how much some of these homes are going for these days..
but just know that you WILL get a home.. be positive!!! there is something for everyone out there!

Rebecca: Our friends house is so nice too. Its perfect for the newly married couple looking to get started. Its 3 bedrooms, 2 full baths, kitchen, 2 car garage, living room, dining room.
The bedrooms are on opposite ends of the house. On the left side is the master bedroom and on the other end of the house is the 2 guest bedrooms.
Its perfect, I especially like the no money down no money at closing

Re: anyone else feel like they'll never afford a house???
I don't know how we'll ever be able to afford anything...the prices are just astronomical!!
We will be living in an apartment here at my parent's house for another year- by then we hope to have a chunk of change to get in somewhere!
I have a hard time sacrificing to save $$...I have very bad spending habits. I would rather work 5 jobs to make up the difference!

I was reading a caldwell banker pamphlet with all the houses and I nearly had a heart attack when I saw the prices for houses in my area.
I just cant believe the prices....

Hey, I have a question: is it always 20% down at closing or is that sometimes negotiable? Thanks!

I think you can put down less than 20%, but then you have to pay mortgage insurance, which is a big chunk of change added to your mortgage payment each month.
