Anyone else have this problem

Anyone else have this problem

We are getting married in less than 2 months and we still haven't found a place to live. We placed an offer on a co-op but someone else put in an offer way above asking price so they got it. Now we have to revisit other ones we were interested in as well as some new ones on the market but I am a little bit worried that we won't have finalized anything before the wedding.

Both of our parents said we could stay with them until we found a place.....his grandmother lived with them in her own apartment and unfortunately is in a nursing home right now, so we could stay there, but I just want her to get better and come home already.....plus, I want a place to call my own.

Does anyone else have this problem????

Re: Anyone else have this problem

Okay, we set up an appointment to look at a few more co-ops today....two of them are ones that we have seen and are very interested in.....

I have a feeling that the co-op we lost just wasn't meant to be and we are going to find something better!!!

I know this sounds crazy, but the two times that we went to look at the co-op that we lost, the door was really hard to open!! We probably weren't supposed to go in....lol!!

Also, it has been vacant for a while but it was the only place we saw a single critter...dead but still was there....and the sellers broker was awful.....a pain all around and I feel the one that we bid on next will be better overall!!

Trying to stay positive!!!

i agree witht the 'not meant to be' things...also..i know you are eager to buy BUT...dont settle for something thats not what you truly want just to have it before the wedding!

ITA , If you set yourself up for something like this with such a sketchy time line, you are just going to upset yourself if it doesn't go through. Yes you will be man and wife afterwards, but being able to get what you want will be worth the few months you will spend w/out living with each other or living in your parents house together.

Couldn't have said it better myself. Good luck with your search.

To be honest with you, I don't think you're going to find somewhere, sign contracts, get board approval and close in that short of a time.

Mine was delayed because the guy I bought from couldn't move til Feb, but I signed the contract in Sept, submitted all my paperwork in Oct, got approved in DEC and moved in Feb...

Sooo...maybe find a rental til then?

Re: Anyone else have this problem

I agree! We have looked at all of the ones available in the complex that we want to live in. The co-op that we lost wasn't even our favorite out of the ones we saw, but it was an incredible investment....it was really cheap, so we could have used all that extra money to hook the kitchen up with granite, stainless steel and new wood cabinets!

That way, when we were ready to sell, we could get a lot more for it!

Our favorite one was a decent amount more but we are going to put a bid on it anyway! It is still very affordable!

We won't settle, but we also are not planning on staying in a 1 bedroom co-op for more than 3-4 years, so we aren't quite as picky as we would be if it were more permanent!

We will love anywhere we live because we will be together.....THANK YOU FOR MAKING ME FEEL BETTER

The ones we are looking at are vacant already, so that shouldn't be a problem....it takes 30-60 days from accepted offer to move in there, thankfully!

I don't mind if we have to stay with our parents for a while during closing, as long as we know that we will be somewhere soon!

I will keep you posted!

Yes, I know.....we have been looking for a little while! We were just silly and put the offer on one place....we didn't think it would be a problem because it had gone on the market last December and there were no offers on it until ours.....of course, once we placed an offer, someone else came along

As I said, it wasn't meant to be.....but I have a feeling the one we are putting an offer on today will be! We won't settle for something we don't want.....but it is wonderful to have a handy family to change whatever we want!!!

we've been going through this for MONTHS since beginning of the year. It takes longer now in most cases. The procedure used to be quick, but just remember with the market now things are very different.

did you get pre-qualified or pre-approved? if so i would try doing this. Also have both of you checked your credit reports, again i would do this and have everything in order before you even start the process. And its not just credit score and income they look at anymore, they look at other things. ALso with a freeze on credit market this means that loans are VERY hard to get now, banks dont have the money to give loans like they used to so they have to deny loans unfortunately. Bank of america is one place that is doing very well so you will have more luck with them. But now since the freeze on credit, any little thing they will deny you for. If you had 1 late payment, they've been doing this to ppl and denying them for this. Also very important is your debt to income ratio. In the past you couldn't exceed 57%, now you cant exceed 40%. What this means is that they calculate all your bills such as school loans, credit cards, car, insurance and anything else that you have PLUS the mortgage if you get approved for it, all these things totaled up cant be more than 40% of your income.

We went through it too only with a house. Once we lost the house we decided it wasn't meant to be and with the timing we weren't going to find something and be in before the wedding. Instead of adding on more stress we decided to rent an apartment for a year while we take our time and look for what we really want. We move next week!!!!!!

That was our initial plan, and we aren't dead set against that either, but I was looking at the apartments and there are slim pickings out there right now. We could live in a co-op for less money every month.....

We have been pre-approved within the last month and a half), have our credit scores (last week and they were both excellent) and have a broker that will find shop around for the mortgage and the best rate! We are all set in that regard, and our debt to income ratio is low.....our broker thinks we'll be just fine!

We just have to find a place....also the board approval should be smooth because we exceed all the requirements and we have family members that live there to speak on our behalf....we just have to get a place

As I said, though.....we would be happy in a box!! Just content to be with one another (ALONE) after so many years! If we have to rent, we will and have no worries about it!

THANK YOU ALL!

Thank you for all of your advice! I actually have very good standing with Bank of America, so that was one of the places that we were going to look at for a mortgage! Best of luck finding a place! I will keep my fingers crossed for you too!!

Re: Anyone else have this problem

I thought I could do it all on my own and it was very confusing. Once I enlisted the help of a Real Estate Agent, everything came together perfectly.

She was REALLY great at finding things and setting up an online account that would send me updates on properties. Plus, alot of the places I like she had inside information on, like if they were under contract, etc.

So, we saved alot of time, and after just 4 days with her we found a place we loved, that was affordable, etc.

So, maybe try getting yourself a real estate agent. And if you need a good broker who can pre-qual you for a certain loan amount, I know a great one too.

FM me if you need names or references.

no problem, just dont want you to go through what i went through. IT's been a nightmare and we thought good credit and income would be all we need which is what worked for me a few years ago but now its changed.

At the moment i think bank of america is the #1 bank and one of the few that is doing well so good luck and will probably be faster with them.

Thank you very much, in sept we got approved finally

Hopefully it will be a speedy process good luck again

I would like to recommend Wells Fargo.

Good luck!

Also - many lawyers will advise you NOT to buy a property together until after you are legally married.
