Re: anyone know anything about this??
I know that Fannie Mae helps first time home buyers. I am not sure if they give grants or just help first time buyers get affordable home. Here is the site. It has a lot of helpful information:
they help Long Islanders find affordable housing. I know a lot of us are looking to buy houses... it's just difficult to find something decent and affordable around here

yea i know..Fh and I arent sure what to do, we are in a basement apartment now and want to get out but dont know if we can afford something before we get married. We were thinking maybe trying to find something bigger that has use of a yard and rent till we get married..i dont know what to do..it is too expensive on long island!
Are you buying?

My fh is a mortgage broker and he said prices are going to be pretty steady for the next few years if not come down alittle, but I can't have the stress of the wedding and buying a house at the same time. We live in a basement apt. too but we have full use of a huge yard and the driveway. Our landlord doesn't live in the house, another couple rents the top floor. We will look for a house right after the hm.

We are going to try buying around here first. If we can't get something decent around here we are going to start looking out of state. He really wants to stay here though so I am trying to find a way to make it work. I spoke to a mortgage person and they said renting first is not a good idea. With the cost of living and how much you will be paying in rent... it makes it difficult to save a big enough down payment to actually buy a house. He said a lot of renters get stuck in the 'renters rut' and end up never being able to buy a house I don't want to get stuck renting so that's why we decided moving somewhere else would be better if we can't get something on LI.

We are a little farther out east. I really want something on the north shore like Miller Place, Port Jefferson or Mt. Siani. It just seems like anything affordable is in school districts that really aren't that nice. I really don't want to have to move again when it's time to get pregnant

If you find one you really like... you can have your realtor offer less. Most homeowners start out high knowing that the realtors are going to negotiate. So, if you find a nice one around 400k it is possible that they would take 350k (especially if they are looking to move quick) there aren't enough qualified buyers on LI. So, a lot of sellers do accept significantly lower offers.
