Realtors will usually come in and give you a free rough appraisal (because they want you to sign with them to sell your home).

It will at least give you an idea without spending any money.

Realors will do it for free, just pretent like you might be interested in selling so they dont feel they've wasted their time.

One free website where you can look at recent sales in your neighborhood is domania.com. It isn't exact, but it can give you a ballpark.

Good luck!

Just go to your co-ops office and ask for recent sales figures.

It just went co-op from rental several months ago so I don't think any were sold on the regular market yet. Which is why it may be hard for realtors to make an accurate assessment--generally they just look up what comparable units in the complex have sold for recently.

They should still have initial listing figures for what it would cost renters to purchase their co-op.

Do you live there? Is your apartment already co-op? Did you already buy or are you going to buy?

They haven't sold ANY since they went co-op? Thats not a good sign.

We almost bought there, but our lawyer advised us against it when they did not have enough money as a complex in reserve for him to feel comfortable advising us to buy.

I know the prices they sold to renters were much less than to outside buyers. The initial listing figures would have been what they paid for it 6 months ago, or whatever. I know anjerandunder already bought and lives in the complex (or her FH).

Its a risky buy... but sometimes its really worth it.

I am kinda hoping my mom's apartment goes co-op. She is currently in a 3br/1.5ba with a terrace. Great area in Woodside Queens.

When it initially goes co-op... prices are rock bottom. Since the area is great and its uber-convenient to Manhattan... i don't see it folding.

thanks all for the advice..we did buy into the complex before it was all co op so that's why i'm hoping we made some sort of profit..there are still renters in it which makes me nervous..i just wanted to check it out though good area so i'm sure it went up being that before we actually closed it went up 10,000..
