I am actually but my mortgage person said that what you get offered now and what it actually is at closing is most likely different because you cant lock in a rate until 60 days before closing (I think) 6 is good but 5 is better

I do this for a living. No such thing as 5% right now (unfortunately), but rates are at about 6% today at most banks. FM me if you need help.

are you a first time buyer- if you are you qualify for different programs...
My advice is to talk to a mortgage broker- they can shop around to find the best rate for you & your situation... Many times they have access to thousands of different types of loans.. If you need a recommendation, I work with someone at the real estate agency that is excellent.

I was just pre-approved at 5.875% for a 30 year fixed. If you have not signed yet, I would shop around.

Unfortunately its hard, rates dont mean anything unless you are locked in. People can quote you whatever they want- it does NOT mean you will get that rate.. You have to get locked in at a bank and see the actual lock in confirmation or at least have the bank/broker confirm that you are locked in. Otherwise, your just taking someones word and it means nothing. Rates change everyday.

Thats around what we have been quoted. I think its about right it depends on so many different things though

It absolutely does. Credit, Income and Assets. If any of those areas fall short, you may be looking at adjustments to the rate. i have clients right now whose rates range from 5.875%- 8.5%- all depends on there individual situation.
