nope..... house is over the sonyma loan....... we were really trying to find one that was cheap enough but we couldnt

There is no way to tell without looking more into it. Get a good faith estimate from them. Find out how much their closing costs run. How long you can lock a rate for. Do they allow rate extensions?

Keep in mind a lot of companies advertise 'cheap rates' just to hook customers in and when it comes time to lock... rate is usually a tenth of a point more or sometimes higher.
