apartment hunting

apartment hunting

Today fh and i went to about 5 or 6 open houses. The thing was that they were all part of this gated community so we didnt have to go far. They are mostly all duplex apartments and we've been really wanting to check them out.

First ill say that I really dont know how some people are even real estate agents

first apartment-amazing kitchen but only good thing about it, there was no dining room and the living room was the smallest thing the downstairs was mostly the kitchen. Now i want a nice kitchen but dont want that to be the only good part. The upstairs was ok and had a deck in the backyard. He kept trying to tell us how we wont find another kitchen like this one

2nd apartment-We loved. Nice size living room, dining room area, the kitchen is the one thing that would need to be updated and fixed up. Not big but not small either its ok. The master bedroom is HUGE, the bathroom is nice too and the 2nd bedroom is a real good size too. HUGE closets in both bedrooms. It also has a real big attic for storage. Now the thing about this apartment is that it belongs to an old lady who lives there for about 40 years and she is now going to move out of state to be with her daughter and grandchildren. So for one shes not looking to make ALOT of money off the apartment and seriously the price is INSANELY great, like even when i told my dad and family friends when we came back they were like WOW about the price. This real estate agent was one of the best ive come across. He said one thing is that hes very honest and upfront and he really was. First he pointed out any flaws there were. He really sat down with us and talked to us and even calculated everything for us, around how much it would come out to a month with interest all charges, different options we can do. He also told us that the woman is looking to move SOON so the price was dropped alot bc she is very motivated. HE even told us about what the community is planning to do to update something so it might increase the maintenance in the near future and about how much. This apartment needs some work done but not that bad. She lives there for so long so theres little things. my biggest thing is the kitchen, i wanted it completely updated so im taking my dad there to tell us about how much it would cost to do(my dad buys apartments and fixes them up and has sold them after so he has a team of guys to do this) other than that it would mostly be just some spackling, painting all the walls, theres carpet now but hardwood floor underneath so gonna rip out the carpet and see condition of floors and if they just need touching up or new ones. Other thing im considering is since there is a huge linen closet next to the bathroom to knock out the closet and extend the bathroom(we did this to my apartment) bedrooms are perfect and everything else. So just some little fixing up. Again with the price, even if we do some work we'd still be paying less. Theres also a downstairs closet that is long and where they keep the washer and dryer. Plus 2 parking spots. I am gonna call the guy to look again and go with my dad, if hes optimistic about the little work we have to do we will probably put an offer on this. For a duplex at this price its really hard to pass up on. In 2-3 years when we'd be ready to get a house then we sell it and can make a nice profit

3rd apartment-ok i am sorry but as a real estate agent you should speak english, even if its not perfect or with an accent thats fine hey my parents have accents so i wont discriminate but they speak well just with an accent lol. This apartment was HORRIBLE, we walked right in and right out. By the entrance was a real big storage closet, very long so i asked the lady if it can be made into a half bathroom, she looked at me like i was stupid and said 'No its storage' i think she thought i asked if it was a bathroom

4th-i like this one alot too, but exactly like the 2nd one we liked but the 2nd had a lower price so there goes that. This agent was ok actually.

5th-ok this one was the rudest. When we got there she was showing the apartment to a spanish woman and talking so much to her in spanish and so nice with her. We get there and i swear the agent barely spoke to us. She barely said hi and then let us to walk around alone, most came with us to point things out and talk to us. When we came back downstairs she just asked us to sign in, and not even if we had any questions and didnt even say bye. The apartment was in great condition but this was at the end of the whole area so it was right by the boulevard so lots of cars driving by, plus it was the most expensive out of all we've seen. Even if i wanted it, i honestly wouldn't get it just bc i would not want to give that lady any of my money or work with her.

I think we saw another one but i forget.

I am gonna try and set up an appointment tomorrow to see 2nd apartment. Its the only day this week we will be able to bc every day this week we have something to do FH is afraid at this price the apartment will sell quick so he doesnt want to sit on it and to really consider it.

sorry for my long post. I was just so annoyed with some agents, i really dont know how they keep their job. I mean one of them seriously couldnt answer anything i asked her bc she didnt speak english.

Thats so annoying when agents are rude to you. It's like, this is your job, don't you think you should be nice to potential buyers! Me and FH have been trying to see a house for two weeks and none of the agents will respond to our calls. I think that sometimes when agents see a young couple they don't take us seriously.

we've been real estate hunting too and it is so stressful. We found a house we really like and now FH wants to put our co-op on the market It's exciting but I feel like with the stress of the wedding and this I might have to commit myself. I love your reports denise!

these people want to make $$ off of you, the least they can is be courteous!!!!

i say w/ the 2nd apt, if it's just the kitchen, and it can be made into the kitchen you really want, it may just be the right thing to do. we've started pricing out houses, and ones that have nice new bathrooms and kitchens are significantly more, and although the kitchen may be beautiful, it's still not worth it to me when we could spend so much less, and redo the kitchen ourselves to exactly how we want it. FH's father is a carpenter, and he redid FBIL's house, so we know we're lucky with that.

good luck to you and FH!!

Are you going to put an offer on the house? Yeah with buying and selling at the same time you have double work so will get stressful. Good luck with selling your co-op, its perfect bc that will be your downpayment for a home

Yea i dont mind at all...the apartment i live in now we completely re-did it. WE gutted the whole kitchen and got all new cabinets and even changed the whole layout of the kitchen. We took out one closet to extend the bathroom and added a jacuzzi and stand up shower. Then i have a 2nd bathroom in my bedroom and it was a half bath although it was big and had alot of space so we changed all that too and added a stand up shower. So i have no problem with it, plus like you we would be paying less bc it would be my dads guys doing it. Even with doing work to it, it will still come out to less than other places we saw.

thank you

I don't get why agents are like that either -- it is frustating.

It sounds like #2 is the one for you guys. Sometimes doing work is better -- then you get exactly what you want!

yeah and i dont know if its weird but i like the idea of us renovating a bit lol, painting and all that haha.

Well the last one i think its because we werent spanish bc with the people before us she was great and so helpful. Oh yeah wait she did say one thing to us before we left ' theres no negotiating with the price, they wont lower it' we didnt even ask but ok glad thats the one thing you say to us

the 2nd place-the guy told us straight up-i am working for the seller so have to say that first. Plus gave us so much info and really helped alot

Sounds like the guy agent knew what he was doing. Real Estate agents are always representing the seller unless they are your buyer's agent!

I hope you the information I sent you helps in your search. It you want any other info let me know
