Attn homeowners, when should I do the walk through?

The closing is 'scheduled' for 6/26. We have the option of doing the walk through the 24th, evening of the 25th or morning of 26th. Does it matter and if so, what do you suggest? Thanks!!!!!!!

We were told to go as close to closing as possible. So my DH went to the walk through the morning of the closing at met me at the attorney's office.

we did ours the night before we closed. The house was empty, the people had already moved out and were in a hotel until we closed (they were relocating).We knew that everything had been packed up and moved out!!

when my FILs closed on their house, afterwards the former owners left a bunch of crap in the attic -- FFIL said he should have checked more carefully b/c he would have made sure they emptied it, but instead he had to...so check carefully that everything is emptied out so you don't have to do more work than necessary!

We did ours the day before - and we should have been more insistent. They left this big ugly yellow metal tool desk in the basement - so heavy and would fall apart if we tried to move it.

Do it as close to closing as possible, but like the others said, be sure to REALLY look at everything. Check the water, flush the toilets, run the shower, look in the cabinets, check the closets, attic, basement (if you have one). If they are leaving area rugs, look under them for damage to the floor. Check windows. Do they open well? Make sure they are locked as you do your walkthrough too. Check that the fridge and freezer are emptied. Turn the heat on, turn the central AC on (if the house has it).

We had to go back to get money out of escrow because the roof leaked, and we didn't notice it at the closing because it wasn't raining. It took us several months to get the money, and it wasn't pretty.

We were also told to do it the morning we close. We got a 'walk through' checklist from our inspector. Did you get one of these Curly? If not i'll email it to you.

Morning of the 26th, if it's too early in the morning before closing the evening before the 25th. Check everything!!! Faucets, any major holes in the walls, etc. You'll be surprised what people hide with furniture.
