which is better? the fee isnt that much different? maybe $100 and my bank has a minimum loan amount which is too high for us!! but we arent' planning on closing until 4/1 b/c the seller is buying a house from a woman who is having a house built and it wont be done till 4/1. so i guess we still have time to shop around!! it's so frustrating!!

Re: Banks or Mortgage Brokers>?
I would get qoutes from both. I was told that the mortgage brokers closing fees would be higher but, that did not wind up being the case. I had better luck with my mortgage broker. Also, it depends how long you will want to lock your rate in for and interest rates available, and if you have 20% for the down payment. FM if you need more info. Good luck!!!

Remember that closing cost figures can be negotiated. If you see something on the GFE that you don't like 'Like a dumb application fee'... tell them to either take it off or else you will go elsewhere.
Chances are... if its not a legit fee... they will remove it.
Stuff like the appraisal fee they usually have no control over since they actually pay that money out.
