The walk through didn’t go so well so I am very stressed. The house was frekkin filthy (which I should have expected) and the electric was turned off so now its this whole big thing bc we couldn’t test the appliances or heat so I have to call the lawyer today and tell him we will have to hold money in escrow until we can make sure they all work. Also..there are all cracked tiles that were NOT there in the kitchen and it looks awful and to top it all off, the frekkin kitchen cabinets are two different colors. I guess we didn’t notice when we were there bc it was filled with stuff or the lighting..I don’t know.
So now Im just bummed out because I didn’t expect to have to do so much work on the upstairs. My mom says everything will look a million times better once we paint and clean the kitchen, but I’m pissed about the tile and I know that this will hold off construction in the basement.
**UPDATE**C R AP--- I just called LIPA and due to the power outages that are going on they cant get there until MONDAY. What am I gonna do with no lights and no AC?!?!?!?!?

Re: Blah Im bummed about my walk-through
Jen don't stress about it. Once you get the electric back on you will be able to try out the appliances. I am sure they are in working condition. And the tile isn't a big deal. If there is a lot of tile broken, make sure you get the $ off so that you don't have to spend out of your pocket to get new tile. And your mom is right, once you clean and paint the kitchen it will look like a million dollars!!! Just think of it this way, at this you get to make the house 'your own'. I'm sorry you had a bad walk through. Good luck!

Re: Blah Im bummed about my walk-through
I went thru the same thing last year. It looks different when there is stuff in the house. I was bummed also but after I cleaned it and added our own stuff it was great all over again. They even hired a cleaning crew to clean the house before our walk thru and I still thought it was gross. I spent 1 week scrubbing everything before we moved anything in. . The electric company was able to put power to the house within a few hours. Just give them a call. It gets better, dont worry

I am sorry Jenn that the walk-through didn't go as well as you hoped! Don't sweat it though. Once Rob & you get in there & give is some TLC, you will be just fine! Clean the entire house this weekend & add some of your personal touches, it will be fine!
Definately hold $$ in escrow for the appliances & heat just in case it is not working. Make sure you check them first thing. In regards to the tile, I would mention it also! You don't want to spend extra $$ that you didn't budget because the previous owner's decided to not care!
Just think, you are going to be HOMEOWNERS today!!
Oh no, I just saw your update!!!! I can't believe they can't get there til Monday. Did you tell them you are closing & it is imperative that you need to see if the electrical works? It isn't suppose to be so hot this weekend, so I guess you will have to open the windows & clean in the dark

Re: Blah Im bummed about my walk-through-UPDTAED
I dont own a home...but....my apartment when we rented it was a disaster. But slowly we did what we could here and there and before you knew it....it was home. Just like yours will be....in a few months when all is done and you are happy (and its winter ) you will look back at this and wonder why it got to you so much. It just seems overwhelming because you are seeing all at once and it feels like a tons of pressure...but it will work itself out. YOU GUYS OWN YOUR OWN HOME Enjoy that thought and congrats.

Well the sellers are the ones that messed up.. They werent supposed to shut it off till Friday!!!! I told them about closing and everything but she said there are just too many outages right now to do same day or even next day service.
I find it odd because I just called the water authority and they got THAT date right but not electric.. are they hiding something??????

Re: Blah Im bummed about my walk-through-UPDTAED
Is it possible to change the closing date to Tuesday to give you peace of mind?
I can't believe the sellers left such a mess in the house! It was actually in our contract that the people we bought our house from had to leave the house clean. When we did our walk through they were still loading the truck and packing! But by the time we finished with the closing, they were gone.

I'm sorry you are bummed, but look at the positive side - you own a home! I wish we could buy a house even if it was a piece of crap sh*thole. (excuse my language!)
To make you feel a little better- here's a story
When my parents bought the house they live in now (where I grew up) the people who were living there decided at the last minute they didn't want to move out anymore. My parents had already sold their house and had nowhere to go, and besides, really wanted the house. So the people living there were all pissed off and proceeded to ruin the house - the major thing to let their dog piss and crap all over the house and not clean it up. So the house smelled disgusing, all the carptets and walls were ruined. And on top of that - they were good friends with the next-door neighbors who decided to make our lives miserable until they moved away a few years ago!!
Everything will be fine, you'll see.

I kinda dont want to lose the weekend to clean and at least start bringing tools over, maybe spackling etc.
I just left a message with my lawyer so I will see what he thinks.

Just from past experience I wouldn't do anything until you check all the appliance b/c as soon as you give the okay you are responsible.
But the cabinets and the tile dont stress...like your mom said once you clean everything up and paint it will look different! Good luck

Well they would hold money to cover the appliances and heat until we tested them, so if something didnt work wed get the money and get to buy something brand new....so Im not worried about that. Our lawyer is my dads best friend so he will make sure it is all ok. Im waiting for him to call me back to see what he says

Re: Blah Im bummed about my walk-through-UPDTAED
hmm, I wonder why the homeowner's had the electric shut off on the wrong day!!! I definately would wait to see what your lawyer says...There definately needs to be a clause in the contract about making sure everything is in working conditions!
Not to add fuel to the fire, we went for a 'final, final' walk through the morning of our closing & the burner backfired Luckily it was just bc it was not on in 2 years!

I just spoke to the agent and she said to call lipa and see if they are charging us for putting the electric back on bc if so they sellers should have to pay for it since it was their screw up

Definately....The electric should have just been turned over to your name & not technically 'shut off'.

Re: Blah Im bummed about my walk-through-UPDTAED
I'm so sorry to hear that you're going through this!! Closings can be a bit stressful because you want to make sure you're not getting screwed over. I understand your desire to have the weekend to clean the house, but you should definitely give some thought to postponing the closing. Either that, or have your lawyer write something into the closing papers that states that once the electric is turned on and you can test all of the appliances, the seller will still be responsible for anything that is not in working order. You have to protect yourself.
We closed on our house in PA last year, and during the walk through we noticed that the heat upstairs didn't come on right away. We asked the sellers and they said that they never had a problem, plus our home inspector found no problem during the inspection. Lo and behold, once the cold weather began the heat wasn't working properly! It was such a headache trying to get money for repairs from the previous seller so far after the closing that we didn't even bother.
Anyway, I guess my message in all of this rambling is that you need to look out for yourselves. Losing a few days of cleaning is better than losing a whole bunch of money you didn't anticipate. Best of luck with all of this Jen, and keep us posted!
