We met with a realtor last weekend and she gave us a disclosure form that said she was acting as the seller's agent for the homes she showed us that day. She explained that if we wanted to enter into a Buyer's Agent contract with her in the future we could. When I asked her more about Buyer's Agency she said it had never really caught on here on Long Island and from speaking to her it just didn't seem like she was that interested in being a Buyer's Agent. So now, we are pre-approved and ready to get serious and I am wondering if I should look around for another agent who seems like they would be a better Buyer's Agent or if I am going to find that most realtors have the same attitude?
I am also wondering if I should tell this agent how much we were pre-approved for, since she could diclose this info to the seller, who then may hold out for a higher price if they think we can pay it. Can anyone suggets a good realtor in the Huntington/Northport area?

Re: Buyer's Agent? Need Advice
Skip the buyer's agent , its not worth, In the end if she's signed as a buyer's agent then regardless of if you buy a house from her or not you still owe her a commission .All RE agents are required to show and have you sign a dissclosure form.In the long run a good agent will work hard to find a home you like because they still get paid weather its there listing or not.

As far as the pre-approval goes... do not disclose the amount you are pre-approved for to your RE agent. It's not her/his business until you put an offer in on a house. When you do decide to put an offer in, then you have your lending institution fax over a certificate only to the amount of the offer you are placing.
