Does anyone here live in House Beautiful at Bayside?

I am thinking about moving there after my two years are up at Windsor Park.

Anyone currently live there? Like/Dislike it?

Are they buildings or townhouses? I'm sure I've seen them, I think I've been to every coop in the Bayside area!

I own but I have to live here for two years to avoid capital gains tax on the profit I made from living here.

House Beautiful are newer three story 'apartment-style' residences. They were built in the early 80s.

But they are condos (not co-ops). So you pay more price up front for the unit... but your maintenance is significantly lower than a co-op. 3brs are going for around 420k... with about $150 a month common charge and $1500 yearly property taxes. So about $300 a month in 'maintenance' total charges a month.

This is a better deal IMO than the 3br co-ops that are selling in the 280k range with about $1000 a month maintenance.

Ah! Now I know what your talking about. These are the ones on the side of the firehouse. I knew someone that lived there & the only thing I remember was it was nice but I thought it was small. I can't remember how many bedrooms it was though.

gotcha.
I used to live in WP. I have seen these condo's as well - but only 1 bdrm's. I didn't like it anywhere near as much as WP for a few reasons - but you should check it out for yourself and see what you think.

What reasons did you not like about them? The models I looked at were 3br models. They were moderately sized.... 'railroad' style apartments.

I liked the idea of getting your own garage spot (for some apartments) without a waiting period.

i felt windsor park was in a nicer area, and that it had more of a community feel, and I liked the big lawn in the middle - for when it was nice and I wanted to sit outside.

It was a little 'secluded' by nature that it took up the whole block and it was a like a little complex.

In addition, the other apt. I saw was long and narrow - I didn't like the layout half as much as the feel of WP which was much more open and wider. It was also noisier over there.

BUT like I said - It wasn't for me...doesn't mean it isn't for you - I would def. check it out.

You make good points. I don't disagree with any of them. You do get a lot of living area with a WP 2br.

I have actually lived in both. I rented a 3 bedroom unit in House Beautiful and later bought a 2 bedroom in WP.

The House Beautiful units were not made very well but it could just be the newer construction vs old solid construction. We had an end unit so there were extra windows which was nice. The complex overall was fine. Of couse there is more of a private or townhouse feel.

Windsor Park- for some reason I liked the area a little better. I guess it was just more park like. Of course there is the pool. Do all those old ladies still sit around together with their shower caps on yelling at the kids not to splash their hair?

I dont think you can go wrong with either one. Bayside is a wonderful area, the schools are still good and the commute is great. Its just personal choice.

OMG I just looked at the link and saw the asking price. Talk about sticker shock. I think those units were gong for under 100,000 when I lived there.

Not saying they are not worth it or anthing just shocked.

The Windsor Park Pool this year was only $100 buks a head for summer membership. It used to be $280 or something along those lines... they dropped the price significantly this year.

The big difference now is... you MUST be a shareholder or resident to join the pool... no more outside memberships.
