Im not an expert but my mom just like a slum lord. I ask her the renting ?'s. When FH and I lived in East Quogue our landlord did the same thing. We didnt have a lease and he would come over JUST WALK IN!!!!!!! and say Im raising the rent. Without a lease we had no leverage. SO the old grumpy A$$HOLE went away for a weekend and came back to see that we moved out!

I dont know much about tenant law either but I heard what theresa said is true, no lease, they can keep raising you!

Even with a lease, unless it's rent controlled, they can raise the rent to go with cost of living increases & such. I don't think there's much you can do outside of looking for another place. Is the apartment legal? If not, you can fvck him that way - if you are so inclined.

If the apartment is not rent stabilized then yes he can raise the rent...Rent stabilized apartments in NY are those that the buildings have 6 or more dwelling units...WHen it is rent stabilized the rent is raised according to city guidelines.
Since you dont have a lease...you are a month to month tenant and the landlord can raise the rent as he wishes....BUT he also still has to fix the things in the apartment that he is responsible for...Unless you have an agreement with him that says otherwise. You could take him to landlord tenant court and get him to fix stuff if it is bad...But that is a pain and landlord tenant court takes forever!

My landlord is 80 yrs old-literally and he is a *******. Trust me, don't feel sorry for the little old jerk, he walks everywhere, has his mind & has a son that can fix stuff, but do they? NO!
My DH does it.
We are going to ask him to fix stuff tonight that my DH can easily do, but we are going to ask him on purpose.
We can go for a house now, we were saving for wedding & house for almost 2 yrs, but I want a HUGE DP and I feel we need to save a bit more first. I do not want a huge mortgage in case one of us ever don't work.
Yep, MV is a hot place to live in Queens, but I want out of Queens and so does DH. We are looking tomove I think soon, LI girls here I come ! If anyone knows of anything nice let me know.

Hate to say it but htese are the facts.
1. He can raise your rent as much as he wants, you are not part of a rent stabilized program
2. Without a lease you are considered a month to month tenant which gives him the right with 30 days notice to ask you to leave, transversely you can do the same to him

I don't think there is any set rule about increasing rents with or without a lease unless it is a rent controlled apartment. Our last apartment (a complex in Massapequa) raised us $250 a month. I laughed at them and moved out.
Our new apartment we had them put into the lease a $25 increase for the second year.

Karen I am laughing too, it's up to DH if he wants to stay here or not, but what we pay although is ok, it's not worth it here.
DH pays the rent alone so if he wants topay the new amount, whatever I only pay gas & electric
