we found a co-op that was just totally gutted and redone. one bedroom, walkin closet, pantry, living room. big kitchen that could fit a table bathroom of course. all brand new wood floors. the mantanice fee with star is about $525.00 and the managment company is selling there own property so we wouldnt have to go through the co-op board.
asking price 239,000 in east rockaway.
what do you guys think?
and they only require 10% down....

It depends on the square footage, the floor and if there is a doorman and parking. I would think there is a at least a little room..people are always asking over what they will settle for.

normally sponsered co-ops prices are lower then the normal asking price of similar apts. in the building and don't really neg. in price.

Just some advice, I wouldnt purchase a 1 bedroom co-op, its always best to go with a two bedroom.
Ive been reading alot lately about the real estate bubbles, tanks etc in the past and history has shown that the first to drop significantly in prices should the RE market take a hit whether severe or not are studios and 1 bedrooms, I mean a serious hit! then two bedrooms and three bedrooms and then homes.
Just sharing what Ive read maybe do some extra research on your own.
Either way good luck:)

Thats a lot of cash for a 1 bedroom. Too much IMO. I would only pay that if it was considered a 'luxury co-op'. And I am not just talking the apartment being luxury... i am talking the building too.
For that price... you can get a 2br in my neighborhood. Maintenance won't be much more either considering that maintenance you quoted was after STAR.
Spend a little more buks 260-280k... and you can get something REALLY nice.
And I live in Queens too.... Oakland Gardens. Home of the #1 school district in the county.
