Engineer Questions (Updated)!!!

We are having an engineer look at our (future) house tomorrow. What should we ask the engineer?? What are the important things to look at??? Any advice will be appreciated.

Thanks.

Re: Engineer Questions!!!

A few areas I can think of off the top of my head that are important to look into --

- roof
- furnace
- ductwork
- electrical
- sewer problems, plumbing
- termite problems and termite damage
- grading of driveway
- siding
- windows

These are all areas you can use to negotiate a lower price than your original bid if the engineer reveals problems with them. Stuff like siding and windows you probably could have observed before making your original bid, so the seller would probably not negotiate. But termite damage for example, is very expensive and invasive to fix, so you could definitely take several thousand off your bid if it turns out you have it.

If you have a good engineer I don't think you'll have to remind him/her to look at anything. Our engineer had a book with forms for each thing that needed to be checked. He made comments on the sheet as he went along. It was very thorough. I am sure DH asked questions as things popped up (I wasn't there) but I know he did not go in with a prepared set of questions, so I don't think it's necessary. Good luck!

Exactly. You should always get a PE (professional engineer), it is absolutely worth every additional penny you will spend. They know what they are doing, just let them do their job and then they will give you a full report.

i was going to say the same thing. you should accompany the engineer and ask questions but assuming that he is a professional, you should not have to tell him what to look for when he is conducting the inspection.

Ok. Had an engineer in yesterday. Everything looks great. Just some minor things, like fixing a drip in the bathroom sink!! We are very happy!!Roof, heating system, AC system, water system were all above satisfactory!!! The next thing I guess is the contract???

great news. the next step is to contact your attorney aned tell him/her to contact the seller's attorney to draw the contract.
