We had someone look at our wood floors again today. The living room floor is in excellent condition, but the dining room is stained so badly! We don't want to do a dark satin and I want to keep the living room and dining room with the same floor.
What are some options for floors?
We could get the whole thing redone with oak...for about $1800. We could do a 'fake' wood floor - ie Pergo floor or similar. What about tile for a LR/DR? I want an area rug but I don't want to carpet the whole thing. HELP! I need ideas!

Re: Floor Options!
Personally, I would redo the floor in the DR.
When we did work on our house, we sanded & refinished all the floors and had to install in the kitchen which was nothing but subfloor carpeted over.

Re: Floor Options!
Julz why couldn't they sand it down? Our floors were HORRIBLY damaged and other then one area they look incredible now. There was one area that the dogs that they had must have had a lot of accidents (since it was near the door) or from years of many many wet shoes it is just dark then the rest other than that they got everything out and it was BADLY damaged. Did you get a couple of opinions? Let me know if you want the name of our guy for another opinion.

Re: Floor Options!
The floors in the DR have already been sanded down alot. It looks like the previous owners had the same idea as us and instead of replacing it they carpeted over it.

Oh that sucks! Personally I hate Pergo and carpet, but I think tile would be lovely in a DR (not so much in a LR though).

Pergo is nice and its cheaper than oak but I'm partial to tile, my FH has his own business. It's also much easier to change an area rug than wall to wall carpet. FM me if you want any info.

Re: Floor Options!
i would splurge for the wood. always look towards the future. hardwood will add to the resale value (when and if you ever sell).

I agree Jul definitely go with the hardwood if you can swing it! It's better sense in the long run and probably will last longer.

OK we decided on tiling the entranceway into the kitchen. the LR and DR will get new real wood floors

I must have missed what you said about the entranceway too- Sorry. Tile is a great choice for that, more durable to the elements!! (Wet shoes and such!)

I love real wood....my parents have Pergo in the kitchen, and it DOES chip. Easy to clean and looks good though!
I also love the look of a ceramic tiled entryway!

I don't think I did mention it... we kinda consider it part of the LR. I just had this idea yesterday and we are going to do it. Our floor is being mudded TODAY!

That's what we did... ceramic tile for the entranceway/mudroom/kitchen, and hardwood floors for DR and LR... works really well so far

Good move - that's what we did since the entranceway and the Kitchen get the most traffic.
