flooring help long...summary of questions at bottom...**UPDATE

ok...so our condo is being completely gutted...and there will be certain standard items...

*tile in the entry...kitchen...bathrooms
*carpet in the dining room (if you can call it a room) living room and bedrooms and hallways

but we can upgrade...with tiles...nicer carpet (you know with the swirlies in it)...or hardwood/pergo

we are planning on selling within 3 years...so are also concerned about resale...

I love the Mediterranean look...so I kind of like getting tiles...the dining room is connected to the entry and the living room...here is a pic of tile in a DR...do you like it? if we do have it...should we continue it into the living room...since it is attached...would it look weird to have some tile and some hardwood floor? I have to take a picture of the tile that I love and want in the entry, kitchen and bathrooms

as for the hardwood floor...i think it would look nice in the bedrooms (since they are separate rooms - everything else is pretty much open - and I wouldn't worry about the matching)...but I could also deal with carpet...so my feet stay warm getting out of bed...lol

summary of questions:
**keep tile in entry/kitch/bathroom and get hardwood flooring for rest
**tile throughout
**tile in entry/kitch/bathroom/dining room and hardwood floors in living room

bedrooms:
**hardwood floors
**carpet
**tiles...if and only if we tile the rest of the place...

whew...thanks for reading...

Its hard to tell but I think I have that tile in my kitchen and its a ***** to keep clean.

I do think it would look odd to have an open floor with different materials on it...so i would stick with one.

you can definatly mix floorings. I have seen it and it looks beautiful, if done right!!

I love the tile in the dining room, but Im not a fan of tile in the living room.
Why not do tile in the dining room and 'Pergo' floor in the living room?

I will try and find some pics of what I am talking about!

Such decisions! I like the tile...it looks like it's a bit darker than the 'standard' - is it?

I don't know if I would put hardwoods in the LR and tile in the DR. Is it possible to just tile the entry/kitchen and do the hardwoods in the LR/DR. Again, so hard to make a suggestion w/o seeing the floor plan.

I would DEFINITELY put hardwoods in the bedrooms...you can use area rugs for your toes!

Here's a pic of my tile...when we have the budget, we are going to put hardwood in the LR/DR area.

I love the look of ceramic tile and stone (that what we are talking about right?) BUT I hate the fact that it so totally unforgiving on anything thats dropped! I have lost many of my glasses on my kitchen tile. For that reason alone I would do the LR/DR in wood.

Erica, I love the tile look! It's so interesting how different decorating styles are in Europe v. US. All homes in Greece have tile floors, there's no such thing as carpet there and very few hardwood floors! At first I thought this was so strange, but I love it and it's such a 'clean' look.

Another thing to keep in mind is the 'look' you want your whole home to have AND the look it has naturally.

So in your case, you may love the look of a meditterean style home, but if your condo doesnt naturally have that sort of light and architecture, its hard to pull off. Easier to play up the existing layout/architecture and compliment that.

Example: In my case, I love the look of city lofts in all bold shades with huge windows but my home is tiny and could never pull off the look, so i force myself NOT to buy anything that fits with that decor.

thanks for the opinions...the picture is just any tile in a dining room...we have tons to choose from...

our complex and pretty much all of the area is a mediterranean look...so I think we could pull it off...

I'm going to see if they have the floor plan online...they used to, but they are chanign the website...so Its been down :(

Nice Apartment!!

I like the idea of the tile floors in the LR/DR. I think it would look good especially since you have a patio (don't know why that makes a difference to me )

Then have the hardwood floors in the BR's.

Just a few thoughts since you are thinking resale in 3 years...

I would select a flooring option that is more unique than the others in your development. For example, we also live in a condo community and most others here have tile in their DR & LR. We put down carpeting in our LR and hard wood flooring in our DR. Since the hard wood is uncommon here, everyone loves it and makes a big fuss (which will give us a market edge when we list it for salel in the next few years).

Additionally....we have renovated almost every room in our condo. Although we did decorate to suit our tastes, each decision was made knowing that we want to sell in the next few years and we needed to 'play' more with things like paint that could be easily changed to a neutral medium instead of things like carpeting and tile.

I hope this is helpful to you. Enjoy renovating your home . It can be stressful at times but the rewards are so great!

karen...I have been only thinking about resale lately...lol...We want to change the patio door (its sliding) to french doors...and I want to put plantation shutters on the br windows...I think that would be attractive to future buyers...

I think I will definitely put hardwood floors in the br...one decision made...=)

we are going to the flooring store in a bit to pick the tiles and talk to the guy about what to do in the dr/lr...

thanks for all the opinions...I'd love to hear more...

Re: flooring help long...summary of questions at bottom...lol

OK...so we went to the flooring place today...and he quoted us for 750 sq feet (DR, LR and 2 bedrooms) $8000...do you think that sounds reasonable? I don't...lol this would be for oak or maple...he says there are cheaper wood flooring, but he doesn't carry them ...

so we were thinking of doing tile in the DR and hall...and also in the closets (we have 60 sq feet of closets) to cut cost...I'm so confused...that would bring it down to 620 sq feet...

I don't know if the company will leave the cement floor so that we can have someone else do it...

Is the $8K the total cost or your cost (total cost less the amount they would have spent on the standard flooring)?

If it helps you at all, we paid $6psf for just materials when we did our dining room hardwood floor. We did the labor ourselves.

Check out Consumer Reports. They have a report on hardwood flooring prices.
