For those of you buying a house on LI? How are you doing it at these prices?

Original post by peabody

I look through the Sunday paper at the houses for sale. I am in SHOCK how much these houses are going for.

If we didn't buy (we bought about 2 1/2 years ago) when we did we would have had to move off LI. We just refinanced and our house appaised about $150,000 more than we paid. Which is great, but I think it's crazy how much it went up in 2 1/2 years. We wouldn't be able to buy our own home today.

For all of you who are house hunting and in the process of buying, how can you afford it when the average house is 350,000 in Suffolk and well over 400,000 in Nassau?

Good luck to you all.

where did I call someone specific a name? I have never once since being on this site for over two years called someone a name.

and if you read carefully you would realize I was talking about people who were living on their own and moved back home specificallyf or the purpose of saving money.

Without getting into my families personal business lets just say it was just as beneficial for my mother and brother to have me there as it was for me to save $1K a month. I know there are many brides-to-be on BHB who have posted about their parents offering a place for them to live whether it is in their actual house or an apartment in their house. If you are in that situation then I just wanted to let everybody know that it worked for me. Also when people first get engaged (who are still living at home) the first instinct is to move out into an apartment with thier FH...my opinion is if you are already living at home and it is working out then why not wait a year or two... a lot of money can be saved in that time period. Thats what families are for, to help eachother out.

KUDOS to you Julie! I'm glad you can respond so honestly and maturely. It always amazes me how some people can take things that are said on this site so personally and get defensive. Its all about your own experiences and giving opinions.

#1- I doubt I can purchase ANYTHING in the tri-state area that isn't a crack den for a $1400/month mortgage with a low down payment (say 5%). This is my rent now. This is what I can afford.

#2- I am 30 years old.. I am not moving in with my mommy and daddy for free rent. I am an adult.

IMO this reference to you being an 'adult' because you DIDN't live with your parents is indirectly calling people who DID ive with their parents not adults...and to make such a judgement is in a sense name calling...

When i said t'hrowing their money away on rent'...Well it is...people who pay rent will never get anything back for the hundreds of thousands of dollars they spend on their apartments...

AND their are plenty of real estate that you can purchase with payments less than 1400!

I pay 760 (INCLUDING TAXES) on my mortgage payments...which is almost HALF of your rent! It isn't a crack den either
AND i am not saying nor have i ever said that my situation and/or decisions are any better or worse than others. It can be done and is done everyday.

Judging from YOUR tone on YOUR repsonses it sounds like you are the one that is unsecure with their decision to move home and that YOU have to defend it at all costs!

i assumed you were talking to me? were you not?

I wasn't talking to anyone- I was talking on general- until you started addressing me.

Whatever- it wasn't a personally statement about anyway- it was a general comment about how I feel in MY opinion.

If you don't agree with it- fine...

I don't know where you live.
But where I live, a mortgage of 760 is a crack den...
sorry- but I live 20 minutes outside of the city- unless you put 400k down on a 1.2 million dollar home you will have a high mortgage or live in a crackden. I don't want to live in the land of strip malls and super centers- so I will have to rent until I save enough to buy.

I do get something for my rent- a roof over my head... heat and hotwater and the opportunity to save money to purchase a house one day- and on top of it I have my sanity because me and DH call our own shots by living on our own and by our own.

you don't like what I have to say- ignore it. seems to me everything was fine on here until you started getting all defensive...

edited to say: name calling is: so and so is a jerk- not some far-fetched assumption.

after all you HAVE your house so what do you care.

i live in hauppauge LI, not a crack den
strip malls ? super centers? Eh?
My point was i pay a littl emore than half of your rent and i will be getting back money when i find a house to buy...I live on my terms, i have my sanity and my and my DH call our own shots by living on our own.
I didn't like what you said and wanted to respond to it because i am an adult and i don't think people who move in with their parents at any age to better themselves are less than those who chose live on their own...Nor do i look down on anyone who do what they have to, obtain a goal...not even you.

eta...i wasn't getting defensive..you comment didn't apply to MY situation...i was just stating my opinion on what you said...

that's cool...

If I was able to live on Long Island- I would- and I'd probably have a home..

But I can't do it- I just CAN NOT DO IT... the idea of having to drive everywhere and not have a subway...eh... not for me.

Look- what I said wasn't meant to be a personally attach- more of a commentary on how I feel for me and how f-ed up it is in general that in order to afford a home you'd have to stop renting...

It just seems crazy.

HOLY COW!!!!

Everyone can have his or her own opinions. There is a way to state your opinion tactfully like Swags and Karacg did (who also disagree with living with parents). Then there is the snotty condescending way.

Sassy:
I answered the question 'How are you buying a house at these prices?' If you don't agree with it, fine with me. I was not 'mooching' off my mother, like I said, me living there was beneficial to us both. I am a responsible adult and in the end I have my house. If I had to do things over again I would do them exactly the same way. If you have a problem with it well I guess that is your problem then!

BTW I moved out at 23 also

Thats true. The city and surrounding areas, NJ, even Nassau county, are much worse than suffolk. Thank goodness Ray and I both work out in Suffolk because there is no way we could afford a house in Nassua! Like I said earlier there are still some affordable houses in Suffolk but even those are hard to get because everybody wants them! They go on the market and are snatched up within a day or 2!

Well, Good Luck to everybody and I hope we all get our dream houses some day.

sorry to add fuel to the fire, but i commend all the condo/home owners. no matter how you saved, whether it be living w/ parents/in-laws, working 3 jobs, eating pb&j for 5 years or working your A S S off to earn a high income, KUDOS to you for attaining the 'american dream' of condo/home ownership.

Wow!! I just read this thread. I really didn't mean to start anything. I am just in awe how much houses are going for in Suffolk and Nassau.

Good luck to everyone. It's a tough market.

If you can make it here, then I really think you can make it anywhere.

If you all are OK living with your parents at 30 years old to save for a house- good for you. I wouldn't be OK with it... I can provide for myself thank you very much...

Really, what is your problem???? Why are you so nasty about this subject?

This was already resolved... if you want to hash it out again- by all means.

I am not going to defend myself.

I just think there is such a push to buy-buy-buy at all costs- and I think it's ridiculous that some people have to go to the lengths they have to buy a home in the area.

Your comment 'I can provide for myself, thank you very much' is very condescending. You have a lot of nerve to judge others who make personal decisions that don't hurt anyone. We accepted an offer from our family that we see as no different than accepting a cash gift.

I totally respect your wanting to live near subways, and live on your own. Too bad you can't show the same respect for those that have made different choices.

I'm sorry you have a problem with what I said.. Not everything in life is non-offensive... if I hurt your feelings I apologize, but I'm not going to change how I feel on the subject just like you won't change how YOU feel about it.

I never judged anyone- I judged what I would do in a situation and how I would PERSONALLY feel about it- I would feel like an idiot moving back home with my parents... if you don't feel like an idiot- good for you- I wasn't saying you should feel like an idiot- i said I WOULD...

so stop reading in to what I post, call it a day, and be happy you have a family that loves you and a nice home to live in...

edited to say, that 'thank you very much' comment was in response to something me and another poster were hashing out about- has nothing to do with you.. it was about me being a little put off that renters are always told we are 'throwing money away' which in and of itself is a negative thing to say to someone.. the comment really had nothing to do with you- but you obviously took it personally.

To be fair, I am NOT talking about people who move home to help the elderly, sick or those in an unstable financial situation- I am talking about those that move home for the pure single reason to save money- thereby not paying the bills that they otherwise would have paid.

while we do not not live our my parents, we ARE living rent free as care-takers. do we have any regrets or feel as if we are not not living like a responsible adults? -> NO. and to those that choose to live w/ their parents for the sole purpose of saving for a house, then that is their perogative. i would never look down upon them as i would not look down upon you for renting. we all do what we need to to survive and i do not think it is fair to pass judgement on others.

if you are living as a care taker then how does this apply to you?

I am not juding anyone- read my post above...

as I said- sorry you are all so offended by this-

as I mentioned I was mainly saying these things in response to those that say time-after-time that renting is throwing money away- if you don't say that, then those posts weren't directed at you.

I can't believe this is still going on- it's a little ridiculous. If you are happy with your life and your decisions you don't have to defend those decisions to me- IT'S YOUR LIFE!

We know Sassy, it's all so ridiculous to you, you who are so adult and living on your own. You who can take care of yourself, thank you very much. Bravo Sassy!!
