For those of you buying a house on LI? How are you doing it at these prices?

Original post by peabody

I look through the Sunday paper at the houses for sale. I am in SHOCK how much these houses are going for.

If we didn't buy (we bought about 2 1/2 years ago) when we did we would have had to move off LI. We just refinanced and our house appaised about $150,000 more than we paid. Which is great, but I think it's crazy how much it went up in 2 1/2 years. We wouldn't be able to buy our own home today.

For all of you who are house hunting and in the process of buying, how can you afford it when the average house is 350,000 in Suffolk and well over 400,000 in Nassau?

Good luck to you all.

We bought a house in 2001 on a whim! We only had $8000 in our savings account and bought a house in Selden for $164,000. We got a home equity when we moved in and redid the siding, windows and roof. We did cosmetics to the inside and sold the house last year for $300,000. We took that $$$ and upgraded into a gorgeous home in a newer development.

SO...that said...I have no idea how we would EVER have been able to do it if we were looking now...The house that we purchased last year for $393,000 is now going for $459,000 in our neighborhood. OMG!!

To be fair, I am NOT talking about people who move home to help the elderly, sick or those in an unstable financial situation- I am talking about those that move home for the pure single reason to save money- thereby not paying the bills that they otherwise would have paid.

while we do not not live our my parents, we ARE living rent free as care-takers. do we have any regrets or feel as if we are not not living like a responsible adults? -> NO. and to those that choose to live w/ their parents for the sole purpose of saving for a house, then that is their perogative. i would never look down upon them as i would not look down upon you for renting. we all do what we need to to survive and i do not think it is fair to pass judgement on others.

if you are living as a care taker then how does this apply to you?

I am not juding anyone- read my post above...

as I said- sorry you are all so offended by this-

as I mentioned I was mainly saying these things in response to those that say time-after-time that renting is throwing money away- if you don't say that, then those posts weren't directed at you.

I can't believe this is still going on- it's a little ridiculous. If you are happy with your life and your decisions you don't have to defend those decisions to me- IT'S YOUR LIFE!

thanks for the clarification, but i wasn't defending myself. just stating a point.

WOW!!

I don't think I have ever read a thread like this before and I have to apologize that I am adding to it now (as I see that this has been pretty much resolved and I don't want to add fuel to the fire)! I however HAVE to reply in Julz33's defense.

I am a personal friend of hers and she was infact the person who got me to start posting here. Anyhow, in this situation I think Julz was just responding to the post by stating how she was able to afford a house on LI and not sugestting how everyone should afford a house on LI.

To afford a house on LI is almost impossible nowadays and I have friends who have lived at home to save $$ and others who chose to not do this. In either case they all had to make sacrifies and do whatever was right for them in their own personal situations in order to realize their dream of home ownership and however people realize that dream I say good for them; it is not easy!!

And for myself in response to this post I too lived with my parents and my FH took on a second job; even so paying our mortgage is going to be difficult but, hopefully worth it in the end!!

Good luck to all those house hunters and savers!!

I didn't think I was being snotty and condescending...but if it was taken that way...sorry. I don't think living with your parents is childish I was just saying that some people would not be comfortable with it. That's all.

I just wanted to post that I have been posting on the home board for a few years now and although Sassyz75 does not own a home or is looking for one right now she ALWAYS post nasty comments on these subjects.

Just don't want you ladies to take her comments for more than garbage.

We saw two homes in Suffolk yesterday and I just have to say....our search continues and so does our saving!!

I disagree that renting is 'throwing away' money. While my money is not going to own property, it does relieve me of a lot of the responsibilities that come with owning that we aren't ready for. Like shoveling snow, maintaing the boiler, painting, plumbing and general handyman stuff that I know absolutely nothing about etc. Not to mention having heat and water included in our rent. So I trade less responsibility for not owning. Renting works very well for us right now, since we like our building, it is rent stabilized and and isn't too far from our jobs.

I am really looking forward to buying a condo/coop in the future, but I don't think renting is all that bad.

Actually in a lot of condos and co-ops you don't have to do
those things either.
I guess what i mean by throwing away money is
that you will never get anything back for the rent you give and
as home owners we will...

You're something else...

Glad to see you have a great 'LIW scorecard' of who posts what where.... you have a lot of time on your hands.

I would like to know which home board you've been posting on for a few years as this is a rather new board- it hasn't even been AROUND for a few years.

With that said, how do you know that I am not looking for a home right now... I am believe it or not. Which is why i do read these posts... I haven't found anything that is applicable to my situation and fits our current and future needs.

We fell upon on our home this summer, while planning the wedding. We own a home in Pennslyvania, and now we have a 2nd home-which is our primary residence. Let me tell you, we are just 'winging it'. I don't like it, but DH won't sell the PA house, it is our 'getaway' place as he refers to it. We also have a timeshare in Cabo, and to tell the truth, it is all tooo much for me. But they are investments, like money in the bank. We would be way ahead of the 'game of life' if we had just one home and I'd be driving a BMW, but...I am not...it's not easy, but next weekend i have place to go away to! (bittersweet)

I can understand and relate with what Sassy is saying, because I feel the same way. After Im moved out at 18, I swore that I would never move back in with my parents. I feel like it would have disappointed my parents, as they had set me up to live on my own. They never even gave the option.

I don't judge anyone else but for me and DH the decision was personal. Most of my friends are taking care of their parents, not vice versa. One of my friends actually sends money to her parents just so they could live comfortably and she is 27 years old. I guess that has to do with the age of their parents. But for me, a big part of pride comes from the fact that I did it on my own.
