I know this has been talked about before but i keep freaking out about this.
we are in the process of looking for either a house, coop or condo (depending on what we can afford) the way its looking right now between the wedding and everything i dont think we have the money for a down payment right now. im like freaking out that we will have nowhere to live when we get back from our honeymoon.
anyone else feeling this way ??

Yeah. Luckily you have a decent amount of time still. FH and I are going to start looking in Jan for co-ops/condos/apts.

Re: Freaking outtttt
it's so stressful doing both
we just got our mortgage approval.. are in contract with a co-op in Howard Beach & are waiting for our board approval to officially close
there are so many fees involved ... so you really need to sit down and budget yourself out so you have enough to pay for the wedding too
good luck
FM me if you need n e advise or help!

Well we live in an apt. complex and are perfectly content. I was not about to add that stress during the wedding planning. We will look after the wedding and save our $$.

Re: Freaking outtttt
the lady upstairs from me moved out.. and i heard her 2 BEDROOM went for 180k!!!!!!!!!!!!!!!!!!!!!!!!!!
she was selling really low to begin with and i was considerign buying the upstairs and selling our place to make a quick 50k+ but we're soo unmotivated.
u can start out with a 1 bedroom, then move to a 2 bedroom? not sure what they are going for right now.. but if u have some handy men in ur life.. u can get 1 that needs work?

180k is not bad at all for a 2 bedroom. i will have to look into clearview gardens ..... maybe i will be ur neighbor

Re: Freaking outtttt
I own a 1 bedroom condo in Howard Beach. I considered selling it because I am already living with FH in Long Island and don't want the hassle of a mortgage. But I am upside down on my mortgage as it is and can't even sell if I wanted to (unless I chip in 20K of my own funds to get out of the property free and clear). I bought it in 2006 for slightly over $210K. I still owe over 190K on the mortgage and the appraised value is much less than that ($175-185K). Right now, I just rented it out and my new tenants are scheduled to move in by early Jan. 2010.
Property values are really low righht now so I agree buying a co-op or condo/house in this economy is a REALLY great idea. Interest rates this low won't last forever. I just did a refinance closing last week for a couple taking out a 30 year fixed rate mortgage for only 5.375% APR. That is a fantastic rate.
For closing costs, I'd budget an additional 15-25K which should include all the fees, costs, etc. Its a lot of $$ now, but its soooo worth it once you sign that contract and can call a home YOUR home!
