FI and I started looking this past weekend for a co-op. We decided that this was the best route for us to take rather than a house right now. We looked in Bayside and will continue to look there, but we wanted to look around Queens more. Can you recommend your co-op development. The Pros & Cons, and if you wouldn't mind sharing the maintance prices please.

Re: Girls who own co-ops
Thanks everyone for your responses! I'm going to try to w/b through one...
We looked into Forest Hills and we do not really want a high rise building. We like the garden apts..
Grkbarbie....I'm not far from Clearview...the only down part is no dogs and my fiance has a pug :(
Stefandken...we are going to check out windsor park this weekend! ...But StacyJill I did not realize they had rules for selling. That could be an issue. Also....what has been the issue with Glen Oaks??
Probm...Do you know the prices for Parkwood and Glen Oaks for a one bedroom? Is it a good area? We would love to be on the nassau/queens border. Do you know the maintance there?

Other nice ones in Forest Hills are:
Gerard Towers Kennedy House (pricey) and they're building a new one in Rego Park, Novo 64 but I think they're Condo, not co-op but they are amazing! And theres a shuttle to take you back and forth to the train!
for novo 64 theyre about $700k and for 2 br's they go up 900k and above 1 million.
They dropped the prices I guess because of the market...
They're starting at 3 something now for a 1BR...
ETA--they're condo so its always more $$ than co-op because you actually OWN it instead of shares...
really, i looked it up about 2-3 weeks about and some of them dropped in price but still saw like $500k and so for condo's. Yeah condo's are more with smaller maintenance, and co-ops are less but higher maintenance. I think the reason they might have trouble with selling it is bc of the block its on, its not the greatest block. Thats a huge price drop wow, many other luxury buildings in the area and other parts of queens are still selling like crazy, but its good they dropped the price bc $700k for 1 br is insane, just buy a house hahaha. Ive looked at quite a few condo's in Forest hills and they were the most expensive. Even with condo's being more they were sooo much more than most places. And ppl have to be careful with co-ops bc even though its less the maintenance is more than a condo and in the end you can end up paying close to the same amount a month, not only that but with a co-op the maintenance can change at anytime. When i first moved into my apt it was about $500 a month for maintenance and now its up to about $800 a month and it went up that much in just 2-3 years. Another thing to the OP to watch out for, some co-ops in FH are about $900-1200 a month just for maintenance, its crazy
I hope you mean the side street, because I live on the same main road, just in Forest Hills, not Rego...but I know what you mean, because I personally wouldn't spend that much to live there, location wise. But thats just me, I really only live like 6 or so blocks away...but its just nicer for some reason?
I thought it was odd that they were building a GIANT building in a space that used to be a parking lot for the supermarket and laundromat behind it...I haven't really looked at the price but my nosy neighbor told me that they dropped significantly because they were having a hard time selling them. I guess not the best time to build a lux building. But who knew?
JUST that block and it is bc of the supermarket there and who hangs out there. Everything else around the area is great. I also live not too far away. Even 1 blocks makes a difference, its weird haha
yeah there was a girl recently on LIW asking for prices on apts in queens. I looked up novo 64 to see what their prices currently were and to show her and they were still pretty pricey. Actually i just looked right now and its still $800k-900k for 2 br's. ANother problem they are having is that it was supposed to open last year. They're going to have alot of problems bc of this. ANother building in astoria did the same thing and ppl put deposits down a looong time ago and were promised to move in by 07 and they are suing bc they took their money but meanwhile they still dont have a place to move to
here are listings for novo 64. 2 br's are like i posted above and 3br's are 1.35 million even the 1 br apt's are $675k
If you have dogs Alley Pond and Parkwood estates are great. Also, Garden Apartments maintenance tends to be less than high rises but typically small units.
Windsor Oaks sets a minimum standard that you are allowed to sell for becasue they don't want the other units not to sell because someone wants to get out cheap. So they dictate your selling price
Parkwood is less expensive than Alley Pond it is considered Floral Park it is located on Little Neck Pkwy just south of the Northern State Pkwy.
Alley Pond is on Union Tpke at the Cross Island Pkwy exit of the Northern State/Grand Central. This is the largest Garden Apartments around and I think the nicest.
I live right across the street in the high rise buildings and work on the Nassau/Suffolk border. Takes me about 25 minutes to get to work in the morning.
Glen Oaks lets you basically do what ever you want to the apartment which can be good and bad because I find it to be a little congested and just feel that it use to be a much better place to live than currently.
I don't know if it is true but I hear you are not allowed to cook ethnic foods due to the large Indian population and the curry smell. We have friends that live there but we don't know if they are serious or if that is the real house rules. I looked with my sister there before she moved to Parkwood and many apts did have a strong curry smell.

I think a one bedroom in parkwood goes for about $190 they are fairly inexpensive. Maintenance in the 600 range.

Re: Girls who own co-ops
ok well since others wanted to know.
I have to say that out of all the apts i saw, the biggest ones were in Windsor court, its a pre-war building which i prefer. I love the architecture, they have higher ceilings and usually bigger space. The building is nice, and its across the street from forest park.
I also love hampton court which is about a block away and right by forest hills and they also have pretty big apartments. Nice garden area too for residents and right by forest park also. Maintenance can be about $700-800 though
silver towers is a nice high rise, the building is nice but a bit TOO busy. Theres also a bunch of businesses in the building so you not only have the residents in the building but in the daytime it can get hectic. ALso, the parking is a nightmare but i think they offer parking for residents. Its right by the courthouses so that makes it even more crazy around the area with parking, its impossible
i know somebody who lives in fairview and the building seems real great and nice ammenities
Dara gardens also have big apartments. I didnt look here but really wanted to. My parents friends looked at a bunch of places in FH and they said this was their favorite
Park Lane North- I really liked the building, real nice lobby, the apt was VERY spacious and beautiful, the price was great too. The maintenance wasnt that bad either i think about $400-500. Its off of a service road but not a busy one, but if you have an apt not facing it then its fine. Theres also park lane south on the other side
i went to see an apt at Hyde Park and let me say it was the smallest apt ive seen, not sure if it was just that 1 apt but i heard most of them are like that.
since you said you would prefer a pre-war over high rise. Then definitely check out the two i had mentioned in my first post: windsor court and hampton court. Theres also another great building luxury pre-war building on talbot street but its like $500k and up
on the border of nassau and queens ..on the queens side, next to all teh major highways easy acess to beach and city both 20min apart
I 2nd that area.

Is Silver Towers the one on the Kew Gardens FH line? I looked at a place in there and then i looked out the window and saw the LIRR GO THROUGH THE BUILDING!!!!!! I was like what?
And I found a place I loved in the Fairview. I just had an issue with having to take a bus to the train and living on the side of the L.I.E...but thats just me. The building is beautiful but its not what shes looking for anyway (hi rise)

The train doesnt go by it, its right on queens blvd cross the street from the courts. The kew gardens LIRR is on lefferts and austin street, not that far away. But i take the LIRR to kew gardens and dont go right by it. What building are you talking about though? im thinking of the buildings you go right by when youre at kew gardens and theres a few 2 family type houses but no high rise buildings. By forest hills you see some high rise or not even high rise but more like pre-war buildings and you go right by those, are you talking about where the LIRR stops in forest hills not kew gardens. Yeah silver towers is a bit further from there.

Re: Girls who own co-ops
K im not gonna quote again cause its like 2 miles long...but I remember looking at a building on Union but it was still Forest Hills...and it was right by the courts, and the LIRR went literally thru the bottom of the building! From the train it probably looks like one of those tunnels, but I would die if i lived there, i sleep for like 4 minutes a night as it is...

Re: Girls who own co-ops
I think you will like them both. Alley Pond is a little bigger and a little more expensive but they are both really nice properties. Good Luck.
When you get to parkwood if you see the sign that says family dentistry right on Union. My sister lives upstairs there. She has it good the dentist leaves early and doesn't work on weekends so basically she has no one below her 95% of the time.
