FI and I started looking this past weekend for a co-op. We decided that this was the best route for us to take rather than a house right now. We looked in Bayside and will continue to look there, but we wanted to look around Queens more. Can you recommend your co-op development. The Pros & Cons, and if you wouldn't mind sharing the maintance prices please.

Re: Girls who own co-ops
I'm in Forest Hills in the Bel Air. Yes, like the Fresh Prince. Its part of the Birchwood Towers (there are 3, the other two are the Kyoto & the other one escapes me right now).
Love the building for convenience, its 1 1/2 blocks from the train and the express bus is across the street Oh more pros, it has a doorman and a pool and the maintenance guys and super are great.
Hate that its a retirement community, everyone here is 100 years old, haha. and the maintenance with assessment (hallway renovations going on) is $786. Parking is $130 a month and theres a lonnnnnnnnng wait list. Took me almost a year.
FM me if you need any more info!
ETA--Its a high rise, 30 floors, 3 elevators

Re: Girls who own co-ops
And dunno what you're looking to spend, I always watch this building in Bayside and this one looks like its a beauty!
FH and I live in Kew Gardens in the Beverly House. it's a pre-war building, not really a complex. we're close to the LIRR train (two blocks) and an easy walk to the subway (two express trains, super easy). cons are a little less in the way of nightlife and good restaurants that we had when we lived in columbus circle... pros are not having to worry about the house stuff like cleaning up a yard, dealing with the garbage and recycle. people in the building aren't that friendly and a lot of them are older, but maybe that will change over time. though we'll prob. be gone before it matters anyways! hope this helps, FM me if you have any specific Qs! :)

Other nice ones in Forest Hills are:
Gerard Towers Kennedy House (pricey) and they're building a new one in Rego Park, Novo 64 but I think they're Condo, not co-op but they are amazing! And theres a shuttle to take you back and forth to the train!

Re: Girls who own co-ops
i live in clearview (whitestone)
pro... with maint. everything is included , great area, quiet
cons.. no dogs allowed.. not even to visit on ur front steps or else u get fined...nosey neighbors(even though i love all my neighbors..) it just gets annoying ..like u cant walk out the house without neighbors screaming ur name...and the older they are , the louder they are!
u cant take out the trash b4 a certain hour..u cant bbq after a certain date...and parking isnt the greatest.. i find a spot within a block.. but im lazy..when i come home and there isnt a parking spot within 20 feet of my house i get annoyed.
im in a 2 bedroom and maint is a lil under 800/month
40/month for a garage..but theres a 6-10 yr waiting list for those

They dropped the prices I guess because of the market...
They're starting at 3 something now for a 1BR...
ETA--they're condo so its always more $$ than co-op because you actually OWN it instead of shares...

Re: Girls who own co-ops
FH & i have a co-op in the Fairview in forest hills. huge building, has 3 wings. 24hr doorman and security. indoor garage and outdoor parking spaces. the parking spaces are attached to a apt. so if your apt doesnt have one (like ours) you can rent it from somone who doesnt use theirs (like we do). we have a pool, you have to pay for membership, or you can pay as you go. pets allowed, most co-ops dont allow dogs and thats a deal breaker for us cause we have 2 dogs. maintance is a little high but utilities are included so it evens out cause we run the ac and heat all day since the dogs are home. we have a 1 bedroom and our maintance is a little over $700. FM me if you'd like more info. and most apts have a balcony, we setup a small grill on ours and have bbq's all the time even though we're not supposed to but no one really cares. and almost everyone is friendly.
ETA: right across the street from a park, across the highway from flushing meadow park which you can get to using the overpass across the street and a few blocks away from a doggy run.

really, i looked it up about 2-3 weeks about and some of them dropped in price but still saw like $500k and so for condo's. Yeah condo's are more with smaller maintenance, and co-ops are less but higher maintenance. I think the reason they might have trouble with selling it is bc of the block its on, its not the greatest block. Thats a huge price drop wow, many other luxury buildings in the area and other parts of queens are still selling like crazy, but its good they dropped the price bc $700k for 1 br is insane, just buy a house hahaha. Ive looked at quite a few condo's in Forest hills and they were the most expensive. Even with condo's being more they were sooo much more than most places. And ppl have to be careful with co-ops bc even though its less the maintenance is more than a condo and in the end you can end up paying close to the same amount a month, not only that but with a co-op the maintenance can change at anytime. When i first moved into my apt it was about $500 a month for maintenance and now its up to about $800 a month and it went up that much in just 2-3 years. Another thing to the OP to watch out for, some co-ops in FH are about $900-1200 a month just for maintenance, its crazy

Re: Girls who own co-ops
I have a coop in Bayside. It is on the Southern Eastern End so you have plenty of parking and access to all pkwys (Northern State/ Cross Island/ Clearview and LIE)
There are tons of coops in this area and private homes which makes it nice. No rental properties.
Garden Apartments: Alley Pond Windsor Oaks (there are some issues with selling prices. You cannot sell below a certain price) Parkview Estates Glen Oaks (although this has not been so great lately)
High Rise Buildings: Cambridge Hall Windsor Park

Re: Girls who own co-ops
Fh and I just finished our Co-Op search. We are almost under contract. In fact, we were supposed to sign today but there was an issue with the closing date.
Alley Pond is where we are trying to get into. They only require 10% down (if you can get the bank to give you 10% financing). It is really convenient because it is where Union Turnpike, The Grand Central, and Cross Island meet.
These are huge garden apartments, and they don't charge you a flip tax.
The next development (in the same area) is Windsor Park Garden Apartments. They were very nice too, but I didn't like the layout as much (personally). They are a little cheaper (about 20K), but they require 20% down. They also do not have a flip tax.
I'm still new to the process and there are alot of things I still have questions on. I've been bothering my lawyer and real estate agent non-stop because there are so many things confusing me.

I hope you mean the side street, because I live on the same main road, just in Forest Hills, not Rego...but I know what you mean, because I personally wouldn't spend that much to live there, location wise. But thats just me, I really only live like 6 or so blocks away...but its just nicer for some reason?
I thought it was odd that they were building a GIANT building in a space that used to be a parking lot for the supermarket and laundromat behind it...I haven't really looked at the price but my nosy neighbor told me that they dropped significantly because they were having a hard time selling them. I guess not the best time to build a lux building. But who knew?

Re: Girls who own co-ops
I live in a co-op right by Roosevelt field, the pro is the equity that I have in this property rather than giving it away in rent The cons: My maintance is almost $900 dollars every month (thank God the mortgage is not a lot) the next con is the guy down stairs hears everything even though I have carpet and i hear my neighbors arguing so I'm sure they hear us too. the privacy ***** and you just cant have a lot of people over because everyone will hear everything and complain.
