Hi Susan!! Check for evidence of leaks anywhere, including under the sink cabinets Ask how old the plumbing, electrical, and heating/cooling systems are. Check if there are storm windows included. Ask how much the heating/cooling/electric/water/sewer/tax bills run. You might want to make sure the rooms are appropriate size for your furniture. Appliances stay with the house, and what condition are they in? Check inside the cabinets and try all the light switches/faucets/toilets to see if they work!! Very important: Check for mold!!!!!!!!!!!!!!!

Susan, my Hubby has been in the building business for eons!! We've owned new houses, old houses and rented houses! One house we rented a long time ago, was so damp in the basement, and it was a relatively new house, there were mushrooms/fungi growing beside the electrical panel box! That house also had a foundation problem, which my Husband detected, when we noticed the basement steps were getting farther away from the block wall! I can tell you, from the wisdom of my Husband, that houses having cathedral ceilings will be more expensive to heat and cool. Fireplaces can allow your heat costs to be expensive, because of the heat escaping up the chimney. If I think of anything else, I'll let you know. Mary MOB
PS Boy do I want a new kitchen!!!! We've been in our present house for about 23 yrs. Time to update!

How exciting, we recently found a house we like and are going through the process ourselves.
Make sure if there is a deck/screen room on the house you make sure they have a permit for it. If not you will either have to remove it or risk the chance of getting fined.
Also, find out how old the air condition, heating system and roof are. These are the things that can really cost you to fix.
Happy house hunting

Good luck and have fun! Definitely ask all those questions above. Also find out how old the roof is, the plumbing, electric etc. If you really like the house you want other people to go back and see it with you (preferably people that currently own a home) so they can see things you don't.
Open every closet to see the space!

Always ask how old the roof and the windows are. If the lawn is not level and pitches toward the house make sure there are no leaks when it rains. The runoff will go straight to the house.
Good luck. My FH and I are continuing our search tomorrow and Sunday. It's really exciting.. Enjoy it!!!!
OH..RIGHT DOWN WHAT YOU LIKED AND DIDN'T LIKE AFTER YOU SEE EACH HOUSE SO YOU REMEMBER WHICH HOUSE WAS WHICH.
when you see 5 houses in a day it's hard to remember them totally.
