Not that any of us have a crystal ball, but do you think they will just stagnate, or maybe even go down. Or, continue to climb.....
We are thinking of selling our Co- op a year afer we are married and I'm just wondering if anyone can take an educated guess as to what the market will be like....
Good luck to us all, it is a jungle out there.

Re: Home Prices, will they ever go down?
I read an article yesterday that they believe certain parts of the country will and Nassau/Suffolk was one of them.

I don't personally believe so....maybe they'll just level off a bit but I don't believe they'll go down at all overall.

I'd love to see this article. Where did you read it?

Dont stress over it you have your coop to sell when you are ready to move up. That buys you a little insurance. If prices stagnate you will still get a good price on your coop, if they rise you will get a better price. I doubt they are going to bottom out any time soon.

They'll go down . . . . . when the interest rates go up!!

And a few months ago they said that they thought the prices would plateau but they didnt expect them to go down! They are continually running these articles and each time its something different.
Personally, I dont see it happening and if it does I dont think it will be a significant amount when you factor in that interest rates will continue to increase!

I wish we all had that crystal ball- but really- no one really knows- but it is a possibility- the market is cyclical and nothing goes up-up-up...

True, but as a buyer, it won't make much of a difference....the price will be lower but you'll be able to afford less with a higher interest rate.
I'd still prefer to buy that way and refinance down the road, but it's been low for so long now!!

They wont go down that much but they will level a little. In order for there to be a real dip in prices the interest rates will have to get back up to 7 to 8% and that wont happen for a couple of years. It takes time for interest rates to surge and house prices to dip.
Interest rates will go up but very slowly. The Federal Reserve will be hesitant to raise them while the economy is still adding so few new jobs. I don't think we'll see 7% again on 30 year loans until late next year at the earliest.
