do I dare guess that the 'exc' under Appearance is excellent?! I'd sure hope not!!!I'm so tired of these agents totally BSing about their houses!!!

I went to a house a few wks ago that was listed as 'quiet Park-like property' when in fact it backed up onto commerial property, Sunrise Hwy AND the LIRR!!!!!

beware of 'excellent' categorized houses...That is just about the lowest rank a house could get...it means that it needs EVERYTHING!!!!!!!!!!!!

I actually disagree - I understood 'diamond' to be the best, 'excellent' up there as well.

'Good' is probably the worst! (at least from my experience)

Teri: was that house in Wantagh? I think it's one that my mom lives across the street from, and the whole neighborhood can't believe how much they are asking considering 1- it's a cape and 2 - it backs up on the commercial properties.

But in case anyone is looking at things near the LIRR, my mom's house is about 2 blocks from the tracks. You really learn to tune it out after a few days and now we don't ever hear the trains going by, even when we are outside or have the windows open.

no, it was a bit more East. ETA - Wantagh is getting out of control though! Esp. in the Wantagh SD - you can't touch houses there under $400K now.

I live now near the RR and it's not THAT bad, but then again, I wouldn't classify my backyard area as 'quiet and park-like'!!!

That's what kills me with some people - of course you're going to downplay the negatives but to blatantly lie is annoying!

I went and looked at I think that house the other day with my brother in law.. It has a pool and jazzuzi in the back yard and it the backyard faces sunrise hwy. It was funny b/c we walked out of the house and I was like 2 steps behind my bil and he goes I dont think ur sis...just as the train was going by and I screamed I cant hear you... And he said my point exactly ur sis isnt going to go for this with the train 2 blocks away and no parking on the street m-f 9-5. I think they were asking either $420 or $425 for it.

The one I was talking about is on Lowell Ave. The block behind it has a bunch of warehouses, a verizon facility, etc. on it.

It's a nice house and a quiet block, it was just a shock to the neighborhood how much the area commands I guess. We always thought of it as a regular neighborhood. You know?

How long has that house been on the market? I live in Wantagh and Im just curious. No offense but that seems waaay pricey to me.

I agree that it is overpriced, but it looks like it's in great condition. And it's in SD #23....All the better!

I gave up looking in that town because we can't afford the prices in that SD!

I dont' remember exactly, but t's been up for at least two months.

No offense taken, we all think they are insane!

Where in Wantagh do you live? My mom is on Lowell Ave (kinda near the library), and DH and I live south of Merrick on Bluepoint Court.

If I remember correctly, the conditions of the houses goes (from best to worst):

diamond
mint
excellent
good
fair
poor

Usually anything lower than mint will need work.
